I’m looking to sublet this cozy bedroom to someone in need, hopefully from October 1, 2022 to August 31, 2023. For the subtenant, the term length is 11 months (Oct 1, 2022 to Aug 31, 2023), on a fixed term. As tenants are not allowed to change the lock, this 11-month term will be fixed; otherwise the safety of the next subtenant would not be ensured.

Utilities and parking are included in the rent. The Internet was installed by one of the roomies, so you will pay him separately (roughly $13 per month after taxes).

This room used to be unfurnished (with literally nothing at all in it) when I moved in, and all the furniture** was selected and bought by myself at the beginning of this September. They were brand NEW and I could provide you with receipts or the original orders. So you will find you’re paying a few bucks more than the other roomies because of the added furniture and subletting procedure. I’m not making money to sublet this room. On the contrary, I’ve invested at least $700 for furniture and stuff in this room that will be part of your comforts during your stay.

Furniture includes:

  • a super large L-shaped desk
  • a twin bed frame
  • premium quality IKEA mattress (with IKEA waterproofing protector on it)
  • a storage shelf from Costco
  • one IKEA side table (LACK) as nightstand

**Note: Furniture remains negotiable and may be changed. Take care of whatever is in the room like I would. Make sure they’re always in good working condition the way they were when you moved in.

There are three levels in the house. On the main floor is your room and storage space (outside of your room), a living room (in the last picture, which is currently empty), a kitchen, and a full bathroom. The upper floor has two bedrooms (already occupied). The basement floor has one bedroom (occupied), laundry, and a half bathroom. You can either use the full bathroom or the half bathroom downstairs.

Since you’ll be the only person (NOTE: ONLY ONE PERSON, SINGLE OCCUPANCY ONLY) on the main floor, either a male or female occupant is OK. The other guys are just quiet and you don’t often sense their presence even in the daytime. But DO TAKE NOTICE that all the other occupants are MALE university students.

The house door has a digital lock, and your room has a key.

This house is close to a big grocery store, several diners (open until 1 ~ 3 am), and a 24-hour fitness club. All within walking distances. Bus stops are just a few steps away.

Pros of the room: very suitable for an independent person; on the main floor, easiest access to the drive way, the kitchen, the full bathroom and the living room; roomies are quiet, easy-going, and drama free; the spacious living room can be taken advantage of (You have MUCH FREEDOM to use it for your purpose!); carpet-free so less prone to bugs; much cooler in summer.

Cons of the room: Window is a bit small, so in the daytime it’s a little bit dark compared to the upper floor rooms; pets and smoking / vaping / toking / use of alcohol and other substances are NOT allowed (but this sounds like an advantage to some); wardrobe is a little small but you can take advantage of the living room.

You need to pay on the last day of each month for the next month. Say, on October 31st, you are supposed to pay for your stay in November. Before the move-in day you have to pay first + last months’ rent.

Subletting requires a fee ($170, probably no taxes). The fee will be equally split between me and subtenant ($85 per person).

About the roomies

All upper-year male students at Western University. They’re quiet and self-disciplined. One living in the basement level, and two living on the top level. Your room will be the only bedroom on the main floor.

The other three guys don’t have a car at this point, so you get to enjoy a super large parking space to yourself.
