About the room

12 month sublease. The apartment/room resides above a towing truck company(Abrams Towing) which is open 6am to 12am(but the evening employees often leave early, especially on weekends). They are quiet & respectful of any tenants. This should be reciprocated to them to certain extents(no blaring music). I am extremely flexible, especially pertaining to sharing living conditions. I am relatively quiet & take little issue with music or anything else as such. I own a cat who is extremely well behaved, submissive even, & all the requirements for his needs will be placed outside the physical & visual sphere of the tenant. Room must be maintained to a certain degree of cleanliness. There are no residential neighbours on the street. This address is close to multiple public transit lines, including one that stops outside the house & one that is a direct bus route to Kipling subway station. The room is freshly painted & the carpets have been steam cleaned with shelves already installed & putting up more shelves would not be an issue. The bathroom was remodeled 3 years ago. The fridge, washing machine & air-conditioning unit are relatively new. There is an additional room which is used for extra storage, this can be utilized by the new tenant to certain extents that can be later discussed. Proof of employment/income, current & foreseeable, required(by means of last filed income tax, pay stubs or bank statements). Copy of valid photo ID required. Early move-in more than acceptable through discussion. The sublease can be cancelled with 60 days notice, submitted in writing & signed. After the first 12 month sublease has expired rent will be decreased $50/month from future subleases. A personal reference would be strongly appreciated(no family) & would greatly increase the chances of becoming the viable tenant.

There will be additional minor stipulations on the sublease, but as previously mentioned I am extremely flexible & some can be amended through discussion.
