Unit: 1 bedroom in 2 bedroom apartment on the 16th floor Price: $870 per month, plus hydro $20-25 per person per month, plus internet $30 per person per month. Rental increase every August. Rent Control: Unit was used for residential purposes prior to Nov 15 2018. Location: Wellesley and Parliament (St. Jamestown) What is your relationship to the unit: I am the leaseholder looking for a roommate. Lease terms:

• New person will be an OCCUPANT*, not a lease holder
• Month-to-month
• preferably LONG TERM. TWO month notice if anything changes.
• Rent due 1st of the month and can be paid in management office or online (online payment has a fee)
• Hydro (enercare) separate and due usually middle of the month. -The rent increases once per year on August 1 every year. Move in: when the person is selected to be a roommate (aka when management approves your application), your move in date is whenever your application gets accepted (i.e., for July 1). The application required by our buildings’ management will be given to the selected potential roommate. REQUIRED DOCUMENTS AS PER MANAGEMENT OFFICE -Proof of income -Proof of credit score -first and last month’s rent (1740 total)

You will have the smaller bedroom in a 2 bed 1 bath unit and we will share the bathroom, so I will pay a higher proportion of the rent because I have a larger bedroom. -Close to transit •6 minute walk to Sherbourne Station - Glen Road. Entrance •94 Wellesley, 75 Sherbourne, 65 Parliament buses, •10 minute walk to 506 Streetcar -Spacious -Balcony! -Lots of light. I don’t use curtains in the living room because I don’t have any, but feel free to bring your own if you’d like. -Laundry in the basement with laundry cards available for purchase on first floor -Close to grocery stores (food basics in front of building, no frills, freshco).

• As an occupant, you will NOT be a leaseholder. Management requires a signed form that states in the event the leaseholder needs to move out, you WILL also have to move out. HOWEVER, should you want to stay you are free to sign a lease for yourself that will come with new apartment conditions (i.e., you will pay the new rent that management can tell you if you stay). Again, if you choose to stay if the current leaseholder moves out you will not pay the $870 rent but sign a new lease with management and comply with new apartment conditions.

About Me: I am 23 and work full-time in the service industry, and I have a shy but rambunctious and friendly cat who would prefer no other pets please! The cat is my full responsibility but I may once in a blue moon ask you to feed him if I am gone somewhere overnight. So you MUST tolerate or love cats! I am really quiet unless I’m laughing at memes. I identify as queer, all about inclusivity, equality and accessibility, and alcohol/420 friendly but please only smoke on the balcony with windows closed. I will respect this rule too! I have living room furniture you may share with me and kitchen tools we can share, with lots of cupboard space. You can also watch the TV which has cable. We will split the cost of things like cleaning supplies and common items such as soap, paper towels, sponges etc. I like to do a deep clean of the apartment every ten days, with smaller tasks daily or throughout the week. We will split big tasks and clean up after ourselves in the kitchen and bathroom etc.
