About the room

I don’t own the property, I am on the lease renting and am looking for another 1 or 2 roommates to take over the share of the rent from previous roommates.

Current rent is 1550 a month, I expect the landlords to try and increase this year but I will be advocating for minimum increase of 5% so rent may increase to approximately 1627.50 (Hopefully less)

The rooms available are a full sized bedroom large enough to fit a queen sized bed, small to medium computer desk and other furnishings. (Sliding door, no lock, previously living room converted to parent’s bedroom before I moved in)

A second, smaller room that can fit a single, twin or double bed and small desk with a closet. (Accordion door, no lock, previously child’s room before I moved in)

A fully furnished basement with couches, television, board game space and storage (Room for another computer desk space, or even spare sleeping area for guests).

Kitchen amenities: Plenty of storage and shelf space, dishwasher, glass top stove and oven (electric), typical appliances (fridge, freezer, microwave, toaster).

Bathroom amenities: Bathroom has washer, dryer, shower/tub, single sink.

Heating and air conditioning: Large wall mounted A/C unit in kitchen above back door can cool entire central area and be pushed to other rooms via fans, but no built in AC units in individual bedrooms. Windows are available for A/C units but must be provided by tenants. Base board electronic heating in each bedroom (although I prefer to use space heaters myself)

Shared utilities: Electricity is currently on budget plan of 166.24 per month, will most likely be adjusted next year based on past year’s energy use. Internet is 80.00 per moth for 500 down/55 up

Pet friendly: Currently living with 2 cats (mine), one medium dog (one roommates) and one large dog (other roommates). Landlord is fine with pets as long as they are quiet, current limit on pets is 3 but may be negotiable.

Smoking: Non-smokers preferred. Lease has clause for no smoking inside the property.

Surrounding area - the pros: Within walking distance - 3 grocers, 2 pharmacies, 2 subway stations, 1 library, 1 Canadian Tire, multiple pet stores, 3 parks, 2 dog parks, community center, public library, dozens of restaurants (local and chain)

The cons - Construction nearby expected to finish mind 2023. No large electronics stores or or clothing retailers nearby. Upstairs neighbor occasionally has a kid running and stomping overhead.

Background check and interview with landlord an expected requirement. (I don’t know if 800 dollars is the actual required security deposit)

About the roomies

34, single, work from home in games development. Social, not a party guy, don’t drink or smoke, occasionally vape.

I’ve got two cats, my hobbies are mostly things like D&D, Magic the Gathering, working with animals (I used to foster cats, I’d like to do that again) and working on digital media projects.

I’m a vegetarian (but have no problem with people that aren’t) and mostly anglophone (I know enough french to go shopping).

This is my second time trying to find a roommate through an online website and my previous experience went very poorly so please don’t be offended if I ask a lot of questions about you.
