Hi, myself and my friend (both students at UofA) are looking for a female/AFAB roommate starting November 1st! Student or working professional is preferred. The unit: 1500 square foot, 3br 2.5ba duplex in the King Edward Park neighborhood. Fully furnished (!!), with new appliances, including dishwasher, washing machine and dryer. Large kitchen and living room. All kitchen and bathroom items already present. The bedroom has a queen bed, small desk and chair, vanity with mirror, and closet with shelving. There is a small backyard.

-the rent: 550$ a month, NOT including share of utilities. The quarter of utilities (also split with separate downstairs unit) should cause the overall monthly rent to come out to around 620-650$ monthly, depending on cost of utilities during that month. Due to this, I cannot promise a set rent (but we try hard to spend as little on utilities as we can!)

-time frame: Move-in date early November, the lease is valid until July 2023. If tenant wishes to extend lease at this point, that can be done.

-location and transit: The neighborhood is off Whyte Ave, so entertainment venues and restaurants are easy to access. Due to it being a few blocks from the busy area, the neighborhood is quiet and mostly has families/retirees. the duplex is a 1 minute walk from the 4-Capilano bus stop and a ~6 minute walk from the 510X bus stop. Takes approximately 20-25 minutes to get to UofA campus.

Parking: street parking is available

-expectations: no smoking inside, keep it (relatively) quiet, and keep it clean :^) Totally okay to host gettogethers/parties as long as they don’t get out of hand.

Hi! I am a graduate student at University of Alberta, currently doing my clinical practicum :^) My roommate is an undergraduate student. We are both relatively quiet, introverts, not home often during the day due to school/work, and relatively clean. Looking for a female/AFAB roommate, if possible!
