About the room:

• Will be available mid April or May 1st, or earlier with discussion. First and last month deposit with cheques for the other months. 12 month minimum rent required.

• The room is located in a Huge sized basement completely furnished with high quality furniture (queen sized bed, could be folded into twin size bed if wanted). Bed includes clothing storage as well.
• Spacious enough and hard wood table & chairs provided, ideal for students or WFH professional
• Lots of natural lighting due to windows in the basement. Lots of light fixtures in the room as well, very warm and cozy.
• Temperature is controlled in basement, warm during the winter and light cool in the summer
• Access to brand new bathroom upstairs (toilet and standing shower), will be shared with another person.
• Rent includes Room, Internet , Free parking, Furnitures, Fresh sanitized white towels, a set of new bed linen, kitchen utensils (pots and pants, cups, silverware and plates and other miscellaneous stuff).
• Heat & Utilities will be split equally between 4 female tenants.
• Washer & Dryer are nice & functional in the basement in a laundry room.
• Kitchen includes brand new dishwasher, wine fridge, professional quality gas stove.

About the property & area:

• The house is a big villa home, situated in a peaceful residential area called Victoria Village (North York of Toronto). It is super safe! Located next to a library which is helpful if you need to just step out of the house for some quiet time & read books.

It is a few minutes drive from Bridle Path, the most expensive residential area in Toronto. It is also close to CF Don mills, a very nice and cozy outdoor mall with great stores in Don Mills.

• The house is within walking distance (500 - 800 meters) to major grocery stores, Starbucks, Tim Hortons, fast food chains. The house is also just a few steps away from bus stops that take you directly to subway stations, depending on where you are heading to. The closest subway stations would be Lawrence East, Kennedy, Victoria Park, Warden Station. Within early of 2023, when Sloane station is open, the house is just within walking distance to the newest subway line as well.
• The house has a big front and backyard with a deck that will be very enjoyable in the summer & fall. Lots of greeneries in this area & walking distance to trails & parks as well.
• Big kitchen with ready to use cookware & utensils and other misc. items much needed for everyday life as well.
• Every room has a lock to allow your utmost privacy.
• All roommates will be required to provide background check, credit check & also references from previous landlords if possible. This is to ensure that everyone has a great experience and safety living in this home.

• You will be sharing the house with 3 other students or working professionals.
• No smoking inside the house will be allowed, to prevent fire hazard & also respect the overall healthy environment for everyone.
