Very spacious and bright house in Windsor Park, a 5 minute walk away from UofA north campus and less than a 10 minute walk away from the LRT.

We are looking for 2 to 3 roommates to sublet (preferably starting May 1st 2023) until April 30 2024. QTBIPOC and LQBTQIA+ friendly. No pets as per the lease. We’re looking for neat and quieter roommates preferably, as we are not a very rowdy household.

3 bedrooms are available: 1 room upstairs and 2 small rooms downstairs. The rooms only come with a closet / wardrobe and curtains. Certain bedroom furniture may be able to be purchased from previous tenants at a discounted price.

2 street parking permits are available.

Rent (excluding utilities) is $2900 a month which will be at most $580 per person with one additional roommate ($483 if we have 2 more roommates)

Utilities (including wifi) vary but at most have been around $115 per person in the coldest months and around $50 in the warm months.

As per the landlords requirement, renters must purchase one year of renters insurance prior to moving in (can be purchased for less that $200 through square one insurance)
