90 Street NW

Hi. I’m moving into my basement and am looking to rent out two upstairs rooms in my duplex. Each room has a walk-in closet and an ensuite bathroom. We would have a shared main floor with a share kitchen, eating area, and living room with TV. Laundry would also be shared but is on the upstairs floor between the two bedrooms. I’m looking to either rent each room separately for $450.00/month or together to one person for $900.00/month (the second room is great for a home office if you work from home). Utilities, internet, tv, and security would either be split 1/3 each if you are renting one room or 1/2 each if you are renting both rooms.

Duplex is located on a nice tree-lined street with great neighbours. The owners of the otehrside of the duplex are great. We are in the process of gating the backyard and will eventually have a shared firepit out back (assuming the fire ban gets lifted and we are able to have fires at some point this summer). Close to major arteries like the Yellowhead and 97th Street. There is parking on the street and transportation nearby if you do not drive.

For now I will be posting pictures of the property from when I bought it as I am still in the process of reorganizing/consolidating my things to move into the basement, but was delay a bit this weekend as I had to put one of my cats down. I am hoping to be able to upload more current pictures of the space later this week and be ready for showings by the 13th. Please message me if interested.

I am a lawyer who has a lot of varied interests (from sailing and attending street legal drag racing with family to crocheting/knitting while watching a hockey game). I’m pretty friendly and good at getting along with all sorts of people.

I don’t mind a roommate who occasionally wants to have friends over, but am not looking for someone who wants to throw parties or go out every weekend.

I am allergic to a few things, one of which is dogs, so I could only accept a roommate with a dog if the dog is hypoallergenic. Another thing I am seriously allergic to is peanuts/tree nuts and I have had bad experiences with roommates in the past who were not careful with cleaning those up after eating them and I got extremely sick , so I am looking for someone who doesn’t mind not having any peanuts/tree nuts in the house.

I do have a cat who will be moving into the basement with me. If you don’t like cats, I can keep him downstairs with me 100% of the time, as there is a door separating the downstairs from the main floor. He is a lovable and cuddly guy, so if you like cats I have no problem letting him come upstairs to hang out with you for cat cuddles.
