Summer's room

My roommates are moving out the end of July. The house is located in walking distance to the University (12 min walk). There is a one bedroom suite downstairs with its own kitchen and bathroom. There is a shared laundry room. Please keep in mind the walls are pretty thin and though I’m a quiet person unfortunately sounds can be quite easy to hear. I’m looking for $925 and 1/3 of utilities or $1100 all inclusive. I’m also looking for $310 plus utilities or $475 all inclusive for a bedroom upstairs that will be in a shared space with me and my young daughter. I prefer only female tenants for the upstairs bedroom. The landlord wants everyone on one lease and there’s no separate meters for utilities. There’s a backyard that is not fully fenced.

My roommates are moving out so currently it’s just me and my 6 year old daughter. I’m quiet and easy going. I’m disabled but I’m trying to go to school soon (currently trying to apply for a grant). Open to pets (my daughter would actually love this). I don’t really drink or smoke. I don’t necessarily mind if you do as long as you smoke outside and don’t drink excessively and cause a lot of noise. I try to be reasonable and accommodating as much as possible.
