Very spacious and bright house in the university area (Windsor Park), a 5 minute walk away from UofA north campus and less than a 10 minute walk away from the LRT which allows for easy access to transit.

We’re looking for neat and quieter roommates preferably, as we are not a very rowdy household.

The available bedroom is upstairs and comes with a desk, chair, bed, closet, and a standing mirror.

Features of the house: There is 1 bathroom and a furnished living area upstairs. 2 more bathrooms and another furnished living area downstairs. 2 fridges with freezers and other standard kitchen appliances including a dishwasher upstairs. For laundry, a washing machine and dryer are available downstairs.

2 street parking permits are available. Pets are not allowed.

Rent (excluding utilities) is $2900 a month which will is split evenly among all the roommates. This would be $580 (with 5 total roommates) at the most but currently is $483.

Utilities (including wifi) vary but at most have been around $115 per person in the coldest months and around $50 in the warm months.

As per the landlords requirement, renters must purchase tenants insurance prior to moving in (can be purchased for $20 to 30 monthly through Square One or Duuo) and the insurance plan must have a minimum liability coverage of 2 million.

Currently there is one male (myself) and five females but I’ll be moving out in September which is why this room is available in the first place. All of us are students at UofA and easy to get along with. We don’t mind people who prefer to keep to themselves either though!
