I’m a roommate in a 2BR apartment and the leaseholder wants to reassign the lease. I’d rather not have to move out so I’m looking for someone who would like to take over the lease while keeping me as a roommate.

Important facts about the apartment:

• This is a basement apartment with no windows. For fire safety purposes, there is a sprinkler system and there are two remotely placed means of egress on the story.
• Heating, water and Internet are free. Electricity isn’t.
• There is a shared gym and bike parking area in the building on the same floor.
• There is a communal laundry room with pay-to-use washers and dryers.
• The building is protected by a key fob entry system.
• The building itself is accessible step-free but the apartment unit has two steps right after the entrance and the bike parking space has three steps.
• The room is unfurnished but there are certain appliances installed in the kitchen including a countertop stove, oven, microwave and fridge. If you like, however, I can purchase and install brand new furniture in your room for free.
• The building has been constructed recently and is therefore quite new.

The lease is till the end of September (renewable) and the rent is $1125 with a 50% deposit (I’ll contribute half). I’m paying $600 to the leaseholder which I would pay to you if you take over the lease which would bring your effective rate down to $525.

I’m a 20-year-old WFH software engineer who came to Manitoba from Ontario a few months ago. I enjoy biking (which is why it’s very convenient the building has bike parking!) and love meeting new people.
