1-bedroom in a 3-bedroom + den apartment | beginning March 1, 2024 ($900/month + utilities)

The apartment is located between Dufferin and Ossington stations, 7 minutes from Dufferin Mall. Multiple restaurants, coffee shops, located within walking distance, once stop from Christie Pitts/Koreatown. The apartment has a small den which I’ve transformed into my home office (happy to share), a front load washer and dryer, a small kitchen, a fair amount of storage and I’ve updated some of the appliances (kettle, toaster, microwave), unfortunately we don’t have a dishwasher.

There is a fire alarm and a carbon monoxide alarm in the apartment.

The rent for this room is $900/month paid directly through e-transfer to our landlord. The utilities are between $50-70 a month and are paid to me through e-transfer (I provide a screenshot of all the utility bills). You will need to signing a one year lease with the landlord then month-to-month. First and last month deposit as well as credit check (required by landlord)

Rent/Utilities

• Rent is paid directly to our landlord using e-transfer on the 1st of each month. The rent for this room is $900 and includes the cost for heating and water. Other utilities such as wifi and hydro are paid to me through e-transfer around the 20th of each month. Since both these accounts are in my name, I send everyone screenshots of the bills once a month and get reimbursed. Utilities cost are between $60-$80/month divided among the three roommates and tend to be a bit higher during the summer months.
• We have a washer and dryer in the unit Neighbourhood
• The apartment is located in Bloorcourt Village between Dufferin and Ossington Stations, there are multiple bus routes that service both stations.
• The apartment is located a couple minutes from College St. and is serviced by the 505 streetcar. Dufferin Mall is a 10 minute walk from the apartment. No Frills and Walmart are located inside that mall. - – There is also a Metro in Liberty Village as well as a Farm Boy on Dupont.
• There are many coffee shops and restaurants in the neighbourhood.

Rental Application

• You will need to fill out a Rental Application with a list of references.
• There is a refundable $500 key deposit fee added to the first/last month deposit. I have tried to negotiate with the landlord to reduce the key deposit fee but she has refused.

I am a 26 year old PhD student at York University. As I’ve finished coursework and prepare to start working on my dissertation, you will most likely find me at home working away or vacuuming (I have a dust allergy). I am an introvert but I’m working on balancing my need to recharge with socialization. I watch a lot of TV and am happy to discuss/hear your recommendations. I enjoy being at home and try to make any place I live in a little sanctuary where I can recharge. You will be living with myself and another roomate named Sarah who is in her early-20’s.

Roommates/Relationship w/ Landlord

• We have a cleaning schedule and I try to make sure the common areas (living room, kitchen, hallway) are clean and tidy.
• We use WhatsApp to communicate (this is where I send the screenshots of the utility bills). This is also how we communicate with the landlord.
