ROOM FOR RENT – SHARE A HOUSE $1450.00

Large, deluxe, fully appointed private room for rent. We are in East Rutland in Kelowna in a well-maintained house in a newer subdivision close to Hwy 33 and lower McKenzie Road.

NO EXTRA BILLS – NO electric, gas, water, or internet to budget for. Everything is inclusive. Our WI-FI is very fast and reliable.

We are a short walk to transit and then only a 10-15 bus ride if you are headed to UBCO. The main bus loop is a short walk from the house. Parking is on the street out front as it is available if you have a car. Save on Foods, large strip malls, restaurants, and fast food are all nearby and are very numerous. We are looking for either a 10- or 12-month lease arrangement beginning August 15 or September 1. A security/cleaning deposit of $725.00 is required to secure this arrangement in advance, then rent received before-on the day that you move in. If you need a sooner move-in, we can talk about it.

You will be sharing this house with a semi-retired, married couple, their elderly medium-sized dog and only one other person who is also renting in another room with whom you will be sharing your bathroom and fridge. Our dog cannot access the upstairs area, the basement area, or the front door entry, but you must be good with our dog on the main floor when you come through to the kitchen or down to the basement lounge area. She is a loyal, senior pet who usually takes a few days to warm up to new friendly faces.

Both bedrooms for rent were just renovated and have new furnishings and all new bedding. We have spared no effort and expense for your privacy, welfare and comfort, even the bedroom doors are acoustically insulated. You will share a large bathroom with only one other person less than 10 feet away with a fridge and purified water service shared with that one other person from the other room.

Completely furnished with: • All new computer-students desk power and charging ports along with drawers and an extremely comfortable chair. Our Canon inkjet printer is available for your use. You only buy your own ink if it runs dry. • New iron bed frame with hybrid coil-foam mattress - super comfortable and with all new bedding. • Night-table with drawers and a bedside lamp with charging ports. • Large closet with hanger racks and tons of shelving. • Tall bookcase. • Lounging chair with side table and smart reading lamp. • Your bedroom is fully carpeted. • Large, bright window with shutter and curtains. • Tastefully decorated and well appointed.

A basement outdoor sitting area is included for your use.

A cool on hot days basement rest and relaxation area is for your use.

Granite kitchen area with use of our gas stove and large air fryer oven, hot and cold-water dispenser and freezer storage is included.

You will have your own shared fridge upstairs along with another water dispenser.

This is a large house with central heat and air conditioning.

You will be able to use our kitchen and laundry within normal set hours. This includes a gas stove, a large oven-air fryer. Your own freezer space is in the bottom of the main fridge.

You will have use of a downstairs rest and recreation area where you will be able to enjoy a comfortable leather couch and love-seat in front of a 55-inch flatscreen to use our PS gaming systems along with access to your preferred streaming services. We have a full size rebound ping pong table as well - if that is your game.

Yours is a fully frilled furnished room. Just bring your personal items. You only need to buy your own food and drink, TP, tissue and other consumables.

You can be as private or friendly as you choose to be in this house. If you are a student, you will be very busy anyway.

As this is shared accommodation with the owners it will be a private contract and not subject to the RTB. House rules will need to be agreed to and are integral to the rental contract.

My wife and I are semi retired. We have a senior, medium size dog. Your shared space will typically be with only 1 other renter like yourself in a room down the hall. If you like to keep to yourself, put your head down and get your work done, that’s fine. If you want to talk, we can be as friendly as you are comfortable with.
