Available December 1. Looking for one long-term roommate, ideally for one year or longer.

PRICE CLARIFICATION The exact monthly rent is $869.03, and the last month’s rent deposit is $869.03. Roomies only allows whole-dollar amounts in those fields. First and last month’s rent total $1,738.06.

THE ROOM Approximately 194 sq. ft., plus a closet, with high ceilings and two large windows facing College Street that bring in lovely natural light and direct sunshine.

The room is on the upper level of our two-level apartment, with just one other bedroom on that floor. It comes unfurnished, except for a desk and desk chair that can stay if you’d like them. A portable air-conditioning unit is included.

THE APARTMENT Our home has classic Toronto charm, with wood floors and finishes that show their age. There is visible wear from years of use; we care for the apartment and keep the shared spaces clean.

You’ll share the kitchen, bathroom and our apartment’s rooftop patio/balcony with the roommates. The patio has seating and a barbecue—great for dinner outside or having friends over!

The kitchen includes a fridge with freezer, stove, dishwasher, microwave and toaster.

LOCATION TTC stop right outside, with Metro, cafés, restaurants and laundromats nearby. No parking included.

MONTHLY EXPENSES • Heat and water are included in rent. • Electricity and internet are split equally among four roommates. After splitting, your share averages approximately $50/month for electricity and $33/month for internet. • Budget approximately $83 for those bills, or about $952/month including rent. Actual bills vary; these figures are estimates. • Shared household supplies are extra and split among roommates. • No laundry on site. Everyone pays for their own personal laundry at nearby laundromats.

ARRANGEMENT • One occupant. No pets. Smoking outdoors only. • Written roommate agreement with the leaseholding tenant; you won’t be added to the main lease. • First and last month’s rent required before move-in. • One valid ID shown in person before finalizing. • Two references from previous places you’ve lived, such as former landlords or roommates, requested after viewing. Alternatives can be discussed if you don’t have two housing references.

The household currently includes three women in their 30s. You’ll be joining three roommates, making four people in the apartment altogether.

We value a friendly, considerate home, share chores and respect each other’s space and sleep schedules. We enjoy an occasional dinner or hangout, while also giving everyone room to do their own thing.

Friends are welcome, including hosting in the kitchen, on the patio or in your room. Occasional overnight guests are welcome with consideration for roommates; extended stays need to be discussed and agreed on beforehand.

We’re looking for someone who communicates openly, contributes to keeping shared spaces clean and wants to make this their home.
