You get the home’s private primary suite with your own ensuite bathroom, fully designed built-in home office, almost 13 feet of custom built-in closet/storage, and a smart flat-screen TV. Your room has lots of natural light, genuine hardwood floors, a large window with a nice outlook, translucent privacy blinds, ceiling fan and a decorative botanical wallpaper.
The built-in office has a long work surface, shelving, cabinetry and deep file/storage drawers. The custom closet has multiple hanging sections, shelves and lots of organized storage.
Your bedroom door is fully lockable, solid-core and perimeter-sealed, giving you much better privacy and sound separation than a standard interior door.
The large private ensuite includes double sinks, a walk-in glass shower, separate private water closet, plus a built-in vanity/dressing nook with cabinetry, drawers and an adjustable illuminated grooming/makeup mirror.
The shared upper floor is approximately 1,400 sq. ft., with brand-new genuine hardwood throughout.
The kitchen has brand-new appliances, granite counters, a large island and a six-burner chef-style gas stove and oven.
One of the best features is the approximately 450 sq. ft. covered deck with fireplace, TV, natural-gas BBQ and infrared heaters — essentially another outdoor living room that can be enjoyed much of the year.
There’s also a two-person infrared sauna, washer and dryer, landscaped front yard with flowers, shared raised garden beds for herbs and vegetables, and lots of easy street parking.
The $1,695 includes essentially everything: heat, electricity, water, high-speed Wi-Fi, TELUS Optik TV, Netflix, Prime Video, laundry and sauna use.
The location is also very convenient. We’re close to several bus routes and a short walk from Sperling–Burnaby Lake SkyTrain Station on the Millennium Line.
Two supermarkets and several small shopping plazas are about a five-minute drive away, and there are a number of parks and walking areas nearby.
Burnaby Lake Regional Park is close by, with extensive walking and cycling trails.
*** There is also a professionally built music rehearsal, recording and content-production studio on the property. For a musician, producer, photographer, videographer or content creator, complimentary or substantially reduced studio access may be available.
The primary suite is the closest part of the house to the studio, so some music can be heard during bookings. Most sessions so far have been around 5–9 p.m., with some Saturday daytime use, and louder studio activity shuts down by 8 p.m.
One medium-haired cat lives in the home, and we occasionally cat-sit two additional cats for a friend. Single occupancy only. Available approx. Nov. 1 ( Possibly a week earlier )
About the roomies
I’m a mature homeowner, business owner and dad. My son is almost 17 and stays with me part-time. I work primarily from home and am usually in the living room with my laptop during the day. I’m friendly and easygoing, but having a calm, comfortable and low-key home is important to me.
The best fit would be someone who is clean, respectful, reasonably quiet and fairly independent — someone who enjoys having their own space and doesn’t need the shared living room to be their main workspace or hangout all day.
You’re absolutely welcome to use and enjoy the common areas. I’m simply looking for someone whose natural living style fits well with ours.
Male or female is completely fine. Personality and compatibility matter much more to me.
We occasionally host larger gatherings or special events, but this is definitely not a party house. Most evenings, the upper floor settles into quiet time/lights dimmed at around 10:30 p.m.
Occasional guests are completely reasonable, but the room is for one person only — not a couple or a situation where a partner effectively becomes a second roommate.
