About the property
Bright, well kept two bedroom 2nd floor unit in a Leslieville semi detached house, with its own private entrance. Two separate bedrooms, both with built in closets/storage area. Unit has a full bathroom with a tub, a private kitchen, a hallway storage area for seasonal items.
Currently the rooms are semi-furnished with desk and chair, can be further furnished with a bed for short term rentals, or unfurnished for long-term.
The street is inside a City of Toronto residential permit parking zone, so a resident permit is required if you want on-street parking. You apply for it directly through the City using your lease, licence and registration in your own name. It is about $25.80 per month before tax, paid to the City.
No in-unit washer or dryer. There are 2 laundromats within walking distance, 5 min and 8 min walk respectively. This is an upper unit reached by stairs, so it is not suitable for anyone who needs step free access. No smoking anywhere in the property
More about the neighbourhood: Jimmie Simpson Park and the Jimmie Simpson Community Centre are a short walk away on Eastern Avenue. There is an indoor swimming pool, fitness and program space, a playground and splash pad for summer, tennis courts, a community garden, and the Jimmie Simpson public school on the same site. The programming is City-run, so it is cheap, and it gives a place to swim or train in February when everything else is miserable.
Riverdale Park East sits up on the hill at Broadview, which is the most photogenic park in the city. Wide open meadow on a ridge, one of the best views of the downtown skyline anywhere in Toronto, tennis courts, a splashing pool, and an off-leash area for dogs on City hours. Each winter the east side turns into the city’s free downhill ski and tube hills with an outdoor rink.
Riverdale Park West, Kew Gardens and Riverdale Farm are all within easy reach along the Don Valley edge. The farm is free, with horses, sheep and a pond, and it sits right between the two halves of Riverdale Park.
Day to day, Leslieville walks well. Queen Street East and the Danforth carry cafés, bakeries, indie shops, and a long strip of Vietnamese, Greek and Portuguese restaurants. The Gerrard Street East and Victoria Park corridor is one of the best Chinese food and grocery areas in the city. The 501 Queen streetcar and the Gerrard streetcar are both close, with Broadview station a short hop for the Bloor-Danforth line, and the DVP is minutes away if you work or commute toward Don Mills, Finch or Scarborough
