Private bedroom in shared apartment (1 roommate).

This private bedroom will have a private entrance via back yard, and access to 1 shared bathroom and shared kitchen. The kitchen includes electric range and oven, double sink, dishwasher, refrigerator, InstantPot.

Utilities included in your share of rent: Heat, hydro, water, Internet. No additional major appliances permitted by landlord (Fans and small space heaters are OK). There is no central air conditioning.

Included in listed share of rent: costs of paper products and cleaning supplies in shared spaces (toilet paper, paper towels, tissues, cleaning solutions, dishwasher detergent, handsoap). Pantry basics can also be shared, we can discuss.

Furnishings: a folding bedframe with mattress, a desk/table, and a bookshelf.

Private closet in bedroom, 2-panel window facing north. Private entrance door at north side of building, at back yard accessed via path along side of the house. Bedroom has overhead LED daylight-warmth light with a dimmer switch. Access is 5 steps up from sidewalk, and 5 steps up from yard. Mailbox is located at Front of the house. Radiant heating in Fall/Winter. No air conditioning. No parking. Bicycles can be locked on railing in front of property.

The house is walking distance to No Frills, laundromat, Oakwood Public Library, Tim Hortons, Pizza Pizza, Pizza Hut and RBC, TD, and CIBC Banks.

I am white, agender, 30 years old. My cat is a rescue who gets anxious if there are loud noises or sudden movements. Roommate who likes cats is ideal. Please minimize overnight guests, no parties.

I will keep to myself and clean up after myself in the shared kitchen and bathroom, and I am looking for a roommate who does the same.

I do not accept any smoking or vaping of any substances indoors. All smoking or vaping must be done outside with the door Closed behind you to minimize odour entering the apartment.
