I’m looking to rent a room in my duplex in Thorncliffe. The photos will be updated shortly with furnishings.

House: The house is 1,150 square feet above-grade with original hardwood floors, large kitchen, finished basement, bedrooms on second floor. There is one shared 4-pc bathroom on the second floor, and one 2-pc bathroom on the main-floor. Utilities and internet (150 Mbps high-speed) are included. Street parking is available out front and a deep driveway on the side of the house. A common TV-room/den is in the basement. There is a big backyard with an apple tree and raspberry bush, with good privacy from neighbors.

Location: The house is located just East of Nose Hill Park in the community of Thorncliffe. It’s an 11 minute drive to the UofC, 16 minute drive to the downtown core, and walking distance to bus-stops on Centre Street and Northmount Drive. There is a nearby disc-golf course and bike paths to downtown (along Nose Creek Pathway).

My name is Daniel. I’m a 28 year old Electronics Engineer. I just purchased a house and am looking for a roommate for a 6 month to 1 year lease. I love to cook and ride my bike, and I’m looking to start a garden in the spring in the backyard. I’m looking for someone I get along with. The house is large enough that we’ll have our own space, but areas such as the living room and TV room are shared. My girlfriend spends on average 2 days a week at the house, but usually it’s just me.

The house is LGBTQ+ friendly. Cannabis isn’t an issue, but no smoking in the house. Household chores will be equally divided. No shoes on in the house, please. Household consumables will be split (e.g. toilet-paper, hand-soap). Guests are welcome, within reason (e.g. no parties on work-nights, as I work a standard 9-5 job).

I’ve found it easiest to track rent and shared items (mentioned above) on SplitWise, but I’m open to other options! Rent is due on the 1st of the month.
