No private Entrance! Entrance is through the owner’s front door.
Available immediately (Furnished or Unfurnished): Basement suite with private bath, living area, kitchenette, and large bedroom. The kitchenette has a microwave, toaster oven, portable 2 element induction cooktop, a full size fridge and single sink but does not have a range(stove).
The private bathroom is a bright 3 pc bath with a large vanity and walk-in shower.
Bedroom is 11’x 12.5’ with a 9’ closet.
Suite has 2 large egress windows and has vinyl laminate flooring throughout. Storage also available
Street Parking Only (Plug-in Available but you must put it on a timer)
Furniture available - table with leaf and 2 chairs, recliner, loveseat, desk, shelving units, 50“ TV, coffee table, side table, wall art and kitchen tableware Bedroom furniture available - Queen Bed and/or bed frame, dressers, lamp and end table.
Utilities included - WiFi Internet, Optik TV with Sports package and basic Netflix
You will also have some access to the main kitchen, washer/dryer on 2nd floor and the outside deck with canopy. The house is a newer 2 story house with A/C in Lakeview, a quiet North Edmonton neighborhood, where you will be living with the retired owner. If you are a trustworthy responsible person who will treat my home and belongings with care, you will be welcomed.
Rent: Unfurnished $800 /month Furnished - $850 /month Deposit $600 Surcharge for auto plug in - $25 /month reduced rent for those willing to do snow removal
The agreement I use is the “Living with Your Landlord Agreement”, and be sure to understand the “Residential Tenancies Act” does not apply.

Tenant must maintain their own tenant (personal property) insurance.
You will be willing to provide information relevant to complete a Tenant screening report through SingleKey - Prescreen online
Things to consider. No lock permitted on bedroom door, the furnace, A/C and water system all located next to the basement bedroom and access will be required for repair and maintenance. I will provide 24 hr notice before entering except in an emergency. I will allow a keyed door lock to be placed on one of the storage areas.
You will be required to have a security app on your phone to disarm or arm the system and accept notifications. you are not permitted to share any access codes
