Room for rent: 1–3-month agreement (females only) $1,550/month

I offer to rent a spare room in my home for 1-3 months. I cater to females who need a safe and flexible place to land in Toronto during a transitional phase. I cater to those who are: -Waiting for visa paperwork to be completed and need a flexible space to bridge a gap -Just arrived in Toronto on a visitor/holiday visa and don’t want to enter long-term agreements until a job is secured. -Doing home renovations -Waiting for a long-term rental and need to bridge the gap for a month or longer -Want to be closer to the city to look for work downtown and then acquire a long-term rental -Consistent annual stays in Toronto for a month or longer (I will consider long term annual availability if all goes well) -In Toronto for a 1 – 3 months (for any reason) I have a 200 sq/ft room in my home (with a 1/2 washroom) that converts into a super comfortable, bright, private, and relaxing bedroom – I rent it for no less then 1 month and no more than 12 weeks with a lot of flexibility within those parameters. It is $1,600/month all inclusive, including internet, professional house cleaning (you still must clean up after yourself 100% of the time – most especially the bathrooms and kitchen) and all household consumables (toilet paper, paper towel, Kleenex, dish soap, dishwasher pods, hand soap, light bulbs, cleaning products. You are responsible for your own personal toiletries and laundry soap). I also provide towels, pillows and all the bedding. About the room: As mentioned, the room has a 1/2 washroom with a toilet and sink, a 50“ Smart TV, an electric sit/stand desk with laptop stand, monitor keyboard & mouse, an armoire for clothing and shoes, a single serve coffee machine (hot & iced coffee), a metal cabinet with lock, black out curtains, a sound/sleep machine, and large patio doors that have access directly to the back yard. The pull-out bed is expensive and super comfortable as I paid extra money for a memory foam mattress. It has never been slept on without a mattress protector. There are pictures of the room with and without the bed set up so you could see how it configures with the couch should you wish to entertain and have guests over for movies etc. Of course, you are always welcome to use the living room too, but sometimes it’s nice to just have your own space. This is not an Airbnb type rental. You are considered a roommate and are welcome to use the shared amenities in the house: kitchen, living room, and dining room are there for you to use anytime like anyone else in the household. It also has my treadmill, Pilates machine, and workout gear. I ask that those items not be used, and they are set aside in the back corner so as to not impede in your living space. There are only a couple small pain points:

1. The washer and dryer are located in that room but are not visible or in the direct living space - everyone in the household would need to have access to it with your permission and work schedule.
2. You will have to use the shower only on the second level shared with 2 other females. It is a large bathroom that is 8 ft x 10 ft = 80 sq/ft. All other bathroom needs like brushing your teeth, hair and makeup will need to be done in your own private on suite washroom. About the house: -room for rent is in a beautifully designed 3-bedroom, 4 story town home full of amazing amenities including 2.5 bathrooms, central air conditioning, laundry, and a dishwasher. -located on a quiet tree lined street in the heart of downtown Toronto near Jarvis and Gerrard - only a 7-minute walk to the Eaton Centre and 5 minutes to the TTC Yonge line at College station. -open concept main level with sunken living room that opens into the back yard, fireplace, kitchen, and dining area. -back yard is fully enclosed with a tiki bar, patio table, outdoor living room set.

About me: I am a working professional female in my mid forties. I am ½ British & ½ French Canadian. At any given time, I have longer term tenants in the main rooms who are also female. We are all working professionals, mature, respectful, and supportive. I currently have a female lab technician at Sick Kids Hospital who is from the Netherlands and a female server from the east coast. I am passionate about healthy eating, the environment and having fun with genuine, real, honest people. I love to workout, travel internationally, go camping, hike, and bike. I only provided accommodations to a mature, very clean, responsible, and self-sufficient female who hopefully has the same interests. We are vegetarian + vegan/pescatarian and would prefer to keep the house veg. I like to have fun with a couple of drinks when the time is right and enjoy good company and entertaining occasionally. Being clean and respectful is a must.

I have 3 cats and pet sit my sister’s dogs occasionally so loving animals is a must as I am frequently away and want someone who can give the pets love, care and attention when I am gone. The house is obviously pet friendly but cannot have any further animals join the household.

Deposit: If abroad – We can do an initial meet & greet and tour of the house and room via video call. If abroad - I would require a $775 deposit upfront to retain the room plus a signed agreement for the time frame needed. The balance of $775 can be paid when you get the key. -If renting for only one month I would require a $1,550 deposit with the signed agreement A minimum 1-month stay is required and anything above that and in between would be prorated.
