I live in Ladysmith, BC. . I have a large (12x17) lovely bedroom and newer private bath with 5’ shower on the ground floor that will be available October 1 or maybe sooner if you are stuck. It can be furnished or unfurnished. Rent includes utilities, internet and TV with some streaming subscriptions.

I own a 2400 square foot home with main living on second floor. Large living room, beautiful kitchen with high end appliances, den, dining room, bathroom and guest room plus my bedroom and ensuite on main. Available bedroom and bath on ground floor plus laundry, main entry and small office/storeroom. Off street parking in driveway. Huge nicely landscaped and fenced backyard, big deck and natural gas barbecue. Home has new gas furnace, and is air conditioned.

I am very flexible regarding living arrangements but I don’t want us both to end up in a situation where either of us is uncomfortable or taken advantage of. I am not providing housekeeping or cleaning services nor any supplies. This means upfront discussion and agreement about which areas are designated common space and how those spaces will be maintained. Also how we handle consumables such as paper products, spices, cleaning products etc. I’m open to suggestions. Once we are in agreement about the mechanics of it all I will have a formal agreement drafted to protect us both.

About pets….. I am willing to discuss dogs and MAYBE cats. I have a large friendly dog (Bouvier des Flandres - 130 + lb). Very friendly to other people and dogs but chases cats. So although I would be happy to welcome a very well trained (no accidents in house ever), regularly groomed and socialized dog, cats would require caution and some kind of segregation arrangement - for the safety of the cat. My dog is pretty mellow and may adopt a cat friend eventually but no guarantees.

Edibles are your business but no illegal drugs ever and no smoking/vaping of any kind anywhere on the property…..no exceptions. No chronic heavy drinkers and must be verging on OCD when it comes to cleanliness, tidiness and personal hygiene.

I am an active retiree and am pretty social. Like to cook/bake, spend time with friends, walk my dog and tinker in the garden. I am fairly easy to get along with provided me, my dog, my home and everything in it are treated respectfully and with care. Like to have friends to dinners or coffee occasionally and fine with you doing the same (with certain caveats which will be discussed).
