ROOM: Fully furnished bedroom in a large 3 bed, 3 bath townhouse. With both a skylight and a small balcony nook, the bedroom includes queen bed, dresser, desk & chair, and a fairly large double closet.

PRICE: $1,550 for the furnished room, includes all utilities (gas, electricity, water and waste), fast internet, rental insurance, regular cleaner for the common areas and shared expenses (soaps (dish, dishwasher), cleaning supplies, waste bags (garbage, recycling, compost, vacuum), and paper goods (toilet, towel, tissue)). Total cost for running the whole place is ~$4,850/mo.

THE HOME

• Shared 3 br, 3 bathroom, four-level, ~1,800 sq. ft. townhouse w/ central AC .
• This place is beautiful, spacious, full of light and plants, real fireplace, a small backyard with a deck and BBQ
• The main floor is open living and dining plus kitchen, the master bedroom is on the second floor, and then two bedrooms share a bathroom on the top floor. Laundry, common bathroom, and storage in the basement.

LOCATION: South Cabbagetown! Queen St. E & River St. (next to Don Valley River Trail, 10 min walk to Distillery District, 12 min streetcar to King & Yonge)

RENTAL TERMS: Off-lease roommate – Rent will be paid to me, the current tenant on the lease. There will be a written roommate agreement. This is not covered by the RTA.

THE VIBE

• Shared home with your own space too. It works well because it’s spread out over multiple floors and when we’re on different schedules we’ll often not run into each other at all (but we’re a friendly shared household when we do)
• Roommates are mixed gender 30-40 something professionals that are active and engaged. We work pretty hard during the week and prefer to leave the house when it’s time to let loose on the weekend.
• Cleanliness and tidiness is very important - Not leaving personal items around after you’re done using a common area, kitchen counters wiped after use and left sparkling for the next person, shared household responsibilities (recycling/compost, dishwasher unloading, dusting, sweeping, etc.)
• General flavour of the house is: music over TV, movies/shows over sports, friends pop by but gatherings are fairly rare, environmentally conscious household, and DIY skills are always appreciated :)
• Cigarettes are a no-go, but 420 friendly

YOU

• Professional, mature student, or generally chill and active person with experience in shared living arrangements & ideally not WFH all of the time (just makes things easier that way)
• Conscientiousness - thoughtfulness about others sharing the space and treads with a relatively light impact (not slamming drawers or doors, speakerphone convos with others in the room, etc.)
• Proactive communicator, especially when there’s something bothering you, and not taking it personally when I tell you there’s something bothering me.
