🏠 House: ~2,800 sq.ft. shared home. Shared kitchen, dining, living room, laundry.
👥 Current occupants: 3 people total (quiet, respectful).
🛏 Room: Private bedroom with bed/mattress, desk, chair, closet (queen bed will be provided before move-in).
💰 Rent / Promo schedule (all-inclusive):
• Jan 31 – Jul 30, 2026: $800/month
• From Jul 31, 2026 onward: $850/month
*Lease starting date must be Febr 15 or sooner to qualify for promo.
Includes utilities + 1 Gbps internet. One person per room.
🚿 Bathrooms:
• 1 full bathroom upstairs with 2 vanities (main shared bathroom)
• 1 full ensuite in the master bedroom (master tenant uses only ensuite)
• 1 half bathroom downstairs
In practice, the upstairs shared full bathroom is used by 2 tenants, and me only occasionally.
🍳 Shared areas: kitchen, living/dining, laundry
🧺 Laundry: Reasonable use 9am–9pm daily
💡 Included: heat, electricity, water, garbage, lawn care, 1 Gbps internet
🚗 Parking: $50/month on property (limited). Free street parking available.
🧹 Shared chores (how we keep the house clean):
• We rotate duties: each tenant is on duty 1 month every 3 months
• Duty includes: garbage/recycling during the month + end-of-month cleaning of shared areas and kitchen
• Optional: I can book a cleaner to do the cleaning portion for $100–$120 (tenant still handles garbage/recycling duties)
📌 House rules (important):
❌ No alcohol or drugs
❌ No smoking/vaping inside (cannabis outside is ok)
🔇 Quiet hours: 9pm – 9am
👥 Guests: daytime ok; more than 2 requires approval
🧹 Clean up after using shared areas; keep room tidy
