I am looking for a quiet and respectful, non-smoking tenant, to rent the “in-law suite” in my basement. The space includes: • queen bed with mattress, • wardrobe and drawers for clothes, • sofa, • kitchenette and fridge. • private full bathroom.

The room is available in November 2025 for $1445/month.

Price includes Hydro (electricity), Water, Gas, Heat and Central Air Conditioner for Cooling, high-speed Wi-Fi and access to washer and dryer at no charge (just bring your own detergents and laundry supplies).

The house is 2 minutes walking distance from public transport and parks in a quiet neighbourhood. There are also nearby trails for biking and walking by the Ottawa River.

Conditions: • No pets • Strictly non-smoking home, no smoking of any kind, no vaping, no drugs, no parties, or loud music • Credit Check & References Required • First and last month rent required. • Only one tenant per room
