2 bedrooms available for rent in my 3 bedroom (3 bathroom) townhouse, Central McDougall (McDougall Landing). (1 BR = $850/month, all utilities, internet included. Damage deposit: $850). 1 roomate moved home to Calgary Nov (leaving nursing), one to Ontario December (leaving logistics work).
-13 minute LRT (train) ride to the University of Alberta from Kingsway Mall/Royal Alex Hospital LRT, 800 meters north of home (short walk). 9 minutes from Roger Place LRT, 1.4km south of home.

This is in the heart of Edmonton’s downtown, and yet is still a surprisingly quiet, family-friendly neighbourhood with a beautiful park in its core. -no need to shovel snow or mow lawn, any outdoor maintenance: this is covered in owner-paid condo fees. -Built in 2002 and well-maintained. The bedrooms are spacious. One has a double-closet,, the other a walk-in closet.
Lots of sunlight, on the top floor. -Due to layout of the washrooms and closet, no bedroom shares a wall, allowing you lots of privacy.

It is mostly reserved as a bright music-studio (sound-proofed). -Parking: It should be possible to fit 3 vehicles in the space between garage, driveway, street parking. Right now there is one.

If you are interested, I would want to vet a little (later step) so I would ask you provide (later):

-2 references. Preferably a) a past landlord or professional (work, educational or similar) and b) one personal. I will talk with these people, if we are considering you move in.

-Tenant insurance. Proof of this will be required before moving in.

Secondarily, I would hope to see that we might be people that might get along well, living in the same space. However, just not getting in each other’s way might be good enough! Keeping common areas clean will be important so that we are able to share a happy, harmonious space.

-No drug use. No cigarettes. -No pets -This is a home for independent adults. No children.
