I am looking for two roommates to team-up and occupy two rooms in three-bedroom, two-bathroom, semi-detached home on the Uptown West/Westmount neighborhood border. The main floor features a generously sized living room with hardwood flooring and a kitchen. The second floor has 2 large bedrooms with hardwood flooring and a 4-piece bathroom. The basement area has a bedroom, an additional 4-piece bathroom, and laundry. There house has a shared driveway with the house next-door with one parking spot available. The backyard is shared with the other unit.
It’s an easy walk to Uptown Waterloo to the restaurants and cafes, Waterloo Rec Center, Waterloo Park, and Waterloo Public Library, all less than a 10-minute walk. Close to both bus routes and ION light-rail stops for easy access to anywhere in Kitchener-Waterloo. The house is located in a quiet residential area, with a family-friendly atmosphere.
The basement room ($850) and one of the second floor rooms ($800) are available. The house’s single parking spot is available.
The rent for the entire house is $2,500 per month as a shared house (a single payment), utilities not include; the estimate split of the rooms is about 800 to 850CAD. The minimum stay is a one-year lease, potentially starting on April 1st or as soon as possible (depending on whether both rooms are filled before April 1st.)
Note: This is a shared house, meaning rooms are not rented individually. The entire house is rented as one unit. There is some furniture available in the rooms (bed, desk, dresser) if you wish to use it.
About the area: as I mentioned above, the neighborhood is very quiet and it has a family atmosphere. The unit next door is occupied by a young couple and their son. They are quiet, friendly and we often organize get-togethers on the backyard (and the occasional BBQ).
About the landlords: The landlords are a local family living a few houses away on the same street. They are friendly, understanding, diligent and take care of any repairs quickly. They take care of the snow and the backyard maintenance. They are very friendly and welcoming.

There is currently one roommate in the house; myself. I am a young professional, graduated PhD student from McMaster University and PhD resident the the Perimeter Institute here in Waterloo. I am currently working at a local startup here in Waterloo. I have been a tenant in this house for the majority of my PhD studies, and I can attest the neighborhood is quiet and a peaceful place to stay if that’s what you are looking for. I am quiet, clean, responsible, good with communication and I keep a consistent schedule with chores and everything else in the house. I like cooking and movies, hiking and board/card games and socializing, but also respect others’ personal space and time. I don’t have pets but I am very good with them if you have; however, the house is not very good for large dogs, probably better for smaller pets like cats. I am currently trying to grow professionally after graduation so I am going to be very much focused on my work and projects most of the time.
