Neighbourhood: Scarborough / East End — Victoria Park Ave & Gerrard St E. Transit-friendly: 2-minute walk to the nearest bus stop, TTC and GO Train nearby, ~35 min bike ride to downtown.

Requirements & Lifestyle: Furnished bedroom (nightstand, desk, chair, closet). Private washroom in the basement; use of the upstairs washroom negotiable. Access to a 3rd bedroom set up as an office when the current resident is away. Pet-friendly household — one older, friendly, gentle cat (Rex) currently lives here. Looking for clean, responsible tenants. House will have 2 residents total (owner + tenant) once fully rented; currently just the owner and the cat.

Required Documents: Proof of income, credit check, landlord references, past rental history, last month’s rent deposit.

I am a 38-year-old mechanical engineer who mostly works from the office (WFH 1–2x/week). Quiet, usually in bed by 11 PM, minimal TV and use headphones when I do watch. Rental terms: roommate of owner, shared kitchen/bathroom, written roommate agreement in place. Rent control does not apply (roommate living with owner).
