House is only 16 years old, property owners live in the property (and actually care what happens to it), generally quiet and tidy atmosphere

• located 15-20 mins walking to Gateway SkyTrain (if you’re a slow poke like me)
• regular bus route between Surrey Central and Guildford nearby
• street parking only
• coin-operated laundry access in suite, laundromat within walking distance
• children live here but we generally won’t hear them

I’m the only person you’ll be sharing with and I mainly just mind my business and do a little light cooking when I’m home

Rent includes all common household supplies (e.g., toilet paper, dish soap, etc) and your utilities (included in rent) covers AC in the warmer months (when it’ll be necessary)

Room (roughly 110 sq. ft., carpeted floor) comes unfurnished and opens into common area, where you will rarely find me

I am:

• quiet (but not silent)
• approachable (generally solitary but friendly)
• mindful of your privacy, dignity, and peace of mind (you will usually find me in my room when I’m home)
• unattached (single, /not/ looking, and no overnight guests)
• early 40s PWD (with hobbies that earn me some money)
• generally tidy (I grew up with sisters, but I’m not strict)
• a little silly/sarcastic sometimes (but not mean)

What I’m looking for in you:

• quiet (but not silent)
• friendliness is a plus (but not a requirement)
• willing and able to communicate and receive feedback in a constructive manner
• tidiness (you pull your own weight, but perfection is not required)
• mindful of other people living around you
• reliable for rent

Non-negotiables:

• No alcohol (in the unit)
• No drug use
• No smoking or vaping inside
• No pets (it’s just too small 🙁)
• No loud speakers/subwoofers
• You must observe good personal hygiene
