You would have your own separated room with a private ensuite, and the living room area is free for you to use as you please. 10 min bike or bus to the university, 3 min walk to Save-On-Foods, No Frills, Old Strathcona farmer’s market and shopping center. Includes free wifi and all utilities except for electricity (50-60$+ tenant insurance)
