VULGARISATION / HELPFUL INFO: The initial price in our listing is the “empty room” price (or “room only”, or “nothing included”), to be used in case of comparison with other “nothing included” options. Contrary to some people believe, there’s not a single way of advertising a room, ex. with everything included.
The real estate market’s item advertised is a room, aka “4 walls”.
Further, a room could be or not be presented with it’s facilities – furniture, related charges included. In the “nothing included” narrative… there is a catch! In the current rental market, OTHER owners (mostly in Downtown but not only) show ‘room-only’ prices that look cheaper on paper. Some owners don’t even discuss charges, while others present them as separated, small individual fees like $15, $20, or $25 each. Their total is not that neglectable, but your mind will stick with the initial, apparent low price. Moreover, if these monthly charges are 4-split between roommates, (and most owners/ organizers will neglect to make you aware of that) the winter heating costs can fluctuate dramatically, bringing the heating charge alone to up to 150$ per month per roommate, during several of the 7-8 heating-needing months (Our beloved, quite cold Montreal - Canada).
Similarly, a room presented as unfurnished may seem like a lower price initially, but it requires the roommates to cover the furniture costs upfront. Beside the effort to transport it and bring it up, an average room furniture investment (say, 6-800$) spread over a standard 12-month lease, will realistically add an extra 50 to 70$ to your actual monthly cost (you might be tricked to neglect that too).
To add transparency and avoid surprises WE offer a flat-rate All-Included Formula - an extra $99 a month package provides the room fully furnished, completely capped utilities, including high-speed Wi-Fi and winter heating. No fluctuating bills, no upfront furniture costs. You can just move in with your suitcase and know exactly what you are paying every month.
DETAILS: As said, the “room-only” price is for you to make a [now-aware] price comparison with other “nothing included” rooms.
Paying for “furnishing” and charges is not optional in neither of these price formula (in one way or another you’ll be paying for what you consume and use). But our “all included” price will actually reflect better the financial reality, bringing stability and peace of mind.
A remainder of what’s included:
- quality and complete furnishing of the room: bed, quality mattress, wardrobe, desk and chair.
- clean linen and towels, lamps, decorations etc.
- the 4 charges affiliated to your room: Electricity, hot eater, heating and Wi-Fi
- access to the common area with its complete furniture, 5 stainless steel/frontal appliances, completely accessorized kitchen and other equipment.
Mentions:
- We can accommodate some of your furniture but our storing costs will not allow us to lower room’s price.
- Room with parking: Montreal is known to have 0.4 parking spaces per apartment (not per room). Scarcity makes that existing spots will not be included (as in given free), if so it is implied that the room value is actually lower, allowing to include a parking spot that has ~80$ value in quite any area, even more here. Would you give something valuing eighty $ for free? And even more… every month? Count me in!! :))
Conditioning your room search on a wrong expectation will make your search difficult and, even when finding it, you’ll very probably lose other existing and quite valuable features.
Back to our room, YES, paid parking can be found! Meters away! (But street parking is quite good… even in winter)
- Separate bathroom - message for people looking for that : In a condo/ apartment, making several rooms each with with their own bathroom is not a realistic construction norm, principle or habit. At least not in Montreal. It could exist but they are very rare, as said, looking for this or other odd feature will make your search harder and you might lose other valuable, already existing features. ***
Actually THERE ARE special buildings made like this, called “Room houses”… but… you’re not gonna like it, many feature are missing - not a community( people are not roommates), and sometimes there’s a “communal kitchen” for 10-20 rooms on same floor.
PS: Our completely equipped kitchen and the 2 full bathrooms are used by a maximum of 4* people.
