• One of the safest streets in Newmarket • On a transit route; walkable to a GO Bus stop with a 1-hour direct line to Toronto • Accessible for those working in North York or attending York University • Walking distance to a small nature reserve with paths and a small lake • Healthy, welcoming environment for visiting kids or family

• All utilities (heat, hydro, water) • High-speed internet • Free on-site laundry • Household pass to the local recreation centre (short walking distance), including: • Pool, hot tub, sauna • Fitness facility and gym • Classes, yoga, and sports programs • Occasional scheduled access to the heated saltwater pool on the property (up to 1 hour at a time)
Rental Terms
• Month-to-month lease; minimum stay 1 month • Last month’s rent preferred upfront; flexible for negotiated short stays • If you have a disability affecting mobility, reach out — accommodations can be worked out

• Daily maintenance is built into the household routine — shared spaces stay consistently clean without it feeling like a big production • Floors and bathrooms kept clean; kitchen tidied every night without exception • High-temp steam mop, handheld vacuum, and natural cleaning products used throughout • A professional cleaner is brought in as needed; open to negotiating a trade arrangement if preferred
Health & Air Quality
• Home air purification system plus an additional HEPA-grade filter in shared spaces for extra-fine particle capture • Air quality monitor in use • Scent-sensitive household: heavy synthetic perfumes and scent dispensers cannot be accommodated due to a medical condition; any scented products must be natural and pet-safe • Suitable for anyone with chemical sensitivities or a health-conscious lifestyle
Noise & Lifestyle
• The space is generally very quiet • Watching TV in the living room or playing music at a reasonable volume is perfectly fine • A great fit for someone who naturally gravitates toward a quieter lifestyle — no eggshells, just mutual consideration • Vaping in your room is permitted — an air filter is required while doing so; housemate has a spare one available if needed • No smoking indoors
Guests & Visitors
• Mutual heads-up is expected from both parties — this applies equally to both housemates • Periodic guests are more than welcome; daily visitors would be too much • Housemate personally rarely brings people home, but values the freedom to do so — and extends that same freedom to you • Living room is fully available for your use when you have guests • Overnight guests and frequency are open to respectful discussion and negotiation

• The one on-site parking spot is in use, but occasional lifts are offered happily • Well-connected by transit; GO Bus within walking distance with a 1-hour direct route to Toronto
Food & Produce
• Housemate is exploring farm-direct organic produce and meat at competitive prices — open to placing family-sized orders together if you’re into clean, healthy eating
Extra Storage
• Nearby rent-controlled storage units available for around $100+/month if needed for extra furniture or belongings — some items may fit within the unit

About Your Housemate
• Woman with many years of experience in social services — strong communication, problem-solving, and conflict resolution skills. She is fun, a cup is half full type and enjoys witty humour.
• Thoughtful, warm, and respectful; gets along well with people in both personal and professional settings
• Very quiet at home. A literal mouse most the time. She uses headphones, works at her desk, and games in her room with headphones on thoughtfully not to disturb others.
• Currently working from home during injury recovery; this is expected to change
• Moving to be closer to aging parents; frequently out visiting family and engaged with hobby communities during the week
• Happy with someone who values their independence, but equally enjoys a coffee (she makes a great americano) or a neighbourhood walk
• Has training and hands-on experience in rescue CPR and defibrillator use.
• Manages a delicate condition, so the scent sensitivity is a genuine medical need, not a preference. Deodorant and personal products are usually find. Lysol room scent is not.
The Cats
• Three small Siamese cats who are super loving, playful snd active. They have made dog friends in the past. • Low-allergen, low-shed breed; roughly half the size of average cats • Beautifully socialized and very affectionate — one of them loves hugs • Three cats is the household maximum — no additional cats please • A dog may work, but must have a low prey drive and be comfortable around cats; housemate is more than happy to help with walks and had dogs most her life.
