About the room
The bedroom you would be renting is 14’ x 11’ (not including the closet, which is 2’ x 7’). Please see the attached pictures. I can provide the bedroom fully furnished, unfurnished, or unfurnished – we can discuss. There is currently a mini fridge, bed, night table, dresser, work desk with chair, and a full-length mirror in the room. However, I can remove some or all of those things if you prefer.
The basement living room contains a full-sized fridge, microwave, toaster oven, upper & lower cupboards with counter and sink, coffee maker, kettle, and blender for even more convenience. There is also a full-size vertical freezer in the laundry room for extra overflow (which you can see in the pictures next to the dryer…it looks like a refrigerator). The main kitchen is located upstairs on the main floor, which is a shared kitchen for everyone. This kitchen contains another full-size fridge, oven/stove, dishwasher, microwave, and toaster oven. You are responsible for all of your own grocery shopping, food expenses and cooking. There is also a raised deck out back on the main floor with a barbecue if you ever want to barbecue.
The basement is a finished, furnished basement. In addition to the items mentioned above, the basement living room also contains a 75“ TV that includes free cable TV and Fire TV. It is a walk-out basement, so you can enter and depart the house through either the main front door upstairs or the walkout basement door downstairs (your choice). There is a triple-car driveway at the front of the house (you are entitled to one spot), along with a walkway leading from the driveway to the back of the house, both of which are extremely well lit. The driveway and the walkway that leads from the driveway to the back of the house are heated in the winter (no shoveling required, which is fantastic). The boulevard and sidewalk by the road are not, however, so periodic assistance with shoveling that in the winter is appreciated.
Free laundry facilities are located in the basement, which would be shared laundry facilities between all 3 people in the house (you, the other basement tenant, and myself – again, I live upstairs). There is one bathroom in the basement that would be shared by you and the other basement tenant (although there is also another bathroom upstairs that you could also use if you wish). You must provide your own linens (bath towels, etc.). In addition to your bedroom, you (and the occupant of the other basement bedroom) would be responsible for keeping both the basement bathroom and the basement living room clean as you would be the only ones using it (I have my own living room and en suite bathroom upstairs–so there are 3 total bathrooms in the house).
RENTAL DETAILS:
• MONTHLY RENT: $850/month. This includes hydro, utilities (gas and water), laundry facilities, free Wi-Fi, free cable TV, and parking. • A signed rental agreement is required along with the 1st month’s rent to hold the room. • Monthly rent must be paid in advance no later than the first day of each month. I do NOT require an up-front security deposit or the last month’s rent in order to sign the lease. • Absolutely NO pets allowed, NO exceptions. • NO smoking of any kind permitted inside the house. The cultivation of cannabis is also not permitted in the house. • GUEST POLICY: NO OVERNIGHT GUESTS, except for RARE exceptions that are first approved by the landlord (me). If you want to have friends or family over to hang out during the day or in the evening, by all means that’s totally fine! These should be people that you know well, NOT people you have only recently met. This is not the venue for Tinder dates or hookups with people you’ve met online.
My strong preference right now is for somebody that is looking to be here for at least a year. I am fine with either doing a month to month lease, or doing a one-year lease before it goes to month-to-month. If you prefer to sign a one-year lease for peace of mind, that is fine with me, but please know that if at any time you feel like this place is not for you, I am fine with you terminating the lease at the end of that current month as I don’t want anyone here that doesn’t want to be here.
You MUST be a clean, responsible person – the type of person that voluntarily cleans up after yourself 100% of the time and never needs to be told.
About the roomies
You will be sharing the basement with one other person (female, working professional who works full-time and isn’t home much). I live upstairs, so there will be 3 total people in the house (quiet).
