This is a fully furnished, modern shared studio condo situated at the highly desirable junction of Scarborough Southwest and the Upper Beaches.

  • The Location: The suite is highly accessible given the building was built in 2018, thus public transportation and city-connection is just a 5 to 15-minute walk away, providing rapid connections to major post-secondary institutions, essential businesses, shopping, and local dining strips for leisure, work or post-secondary studies. This accommodation is structurally optimized for young professionals, post-secondary students, and commuters (ages 19–39) seeking stable, long-term housing in the GTA.
  • The Suite Setup
  • Your Space: You will have a dedicated bed area equipped with a curtain barrier to ensure your privacy.
  • Island Kitchen: A fully equipped prep area featuring a dishwasher, oven, microwave, air fryer, coffee machine, and all cooking essentials.
  • In-Suite Amenities: Stacked washer and dryer, a dedicated wardrobe drawer/coat rack, a privately shared modern bathroom with a glass shower, and access to a private balcony.
  • Digital Privacy: High-speed Wi-Fi is included in the rent, featuring your own separate network band to ensure operational security and privacy.
  • Premium Building Amenities (All-Inclusive)
  • On-Floor Fitness: Fully equipped private gym and yoga lounge located conveniently on the exact same floor as our suite.
  • Resident Lounge: Comfortable social area featuring a library, TV/streaming access, condo-managed Wi-Fi, and weekly social events.
  • Parking & Storage: Secure 3-level parking garage (available at your own additional expense via the condo board) and access to a secure storage locker within the parking level.
  • Central Air Conditionining (HVAC) and Heating Functional throughout the entire unit architecture in both areas with an Air Filter in-unit.
  • Limited access to my computer work station for streaming videos and gaming plus gaming consoles (eg. Nintendo DS, Switch, and PlayStation 4 Pro) for your use on reasonable request.
  • Noise Management is included, with speakers and headphones employed on use with earplugs for sleep if required at reasonable levels.
  • Reservable Infrastructure
  • BBQ access (No Fee).
  • Lounge Pool Table (No Fee).
  • Condo Workshop (No Fee).
  • Private Dining Room ($50.00 flat rate per reservation).
  • Private Guest Suite for visitors ($100.00 daily rate).
  • Financial Guidelines of Tenancy
  • Rent: $820 CAD per month (payable on the 15th of every month, starting July 15th at the start of cohabitation).
  • Utilities: A 50/50 split of utility costs (you will be officially added to the utility profile to make direct payments).
  • Deposit: A standard Last Month’s Rent deposit of $820 CAD is required upfront prior to move-in (to be applied to your final month of tenancy).
  • You will be required to sign a contract with your letterink signature to these conditions outlined in this posting to maintain proper conduct.

About the roomies

I am the primary leaseholder and a dedicated professional. Because I work from home and am in the suite approximately 90% of the time, I maintain a highly structured, peaceful, and optimized living environment.

  • The Vibe & Lifestyle
  • Cleanliness & Air Quality: I am exceptionally tidy and keep the shared spaces immaculate. I also run a dedicated air filtration system at my workstation to ensure optimal indoor air quality for the suite.
  • The Co-Host: I share the space with my well-behaved Corgi, Merlin. You must be entirely dog-friendly.
  • Convenience: The unit is connected to the building’s buzzer code panel system for your secure, unhindered access and package, grocery or on-demand at-door food deliveries.
  • Inclusivity: The space is 2SLGBTQ+ (I myself am a cisgender male homosexual with he/him/his pronouns) welcoming, responsible usage of cannabis or alcohol friendly, and ideal for post-secondary students, commuters, or ODSP/OW recipients within the 19–39 age range.
  • Ethics & Boundaries
  • This is the most critical aspect of our cohabitation. Because we are sharing a studio footprint, I operate with strict ethics regarding personal privacy, operational boundaries, and quiet enjoyment. I expect the exact same in return and a harmonious cohabitation.
  • This is a “shared space, independent lives” dynamic. There is zero expectation of forced socialization. If you are a focused, reliable individual who values a clean, secure sanctuary where your space and peace are absolutely respected, we will be an excellent fit.
  • I can only accomodate one roommate at this time given the space limitations, so please be sure you are comfortable with the photos in this posting as well as being flexible and reasonable to the sizability of this room and you will need to also adhere to condominium rules.
