Hello, I am looking for a private single occupancy room in a 2–5 bedroom unit where each person pays up to $900/month, ideally with separate room agreements or the flexibility to exit the arrangement with a rolling 60-day notice—without needing to sublet. I’m a quiet, respectful tenant who’s rarely home, goes to the gym regularly, and has family nearby which I visit a lot. I’m open to teaming up with potential roommates after meeting to assess compatibility, but cannot sign a fixed lease. My preferred setup is first and last month’s rent only, with flexibility for longer-term stay depending on location and suitability. Preferred area: between Major Mackenzie Dr and Steeles Ave, from Yonge St to Jane St — with priority on locations within walking distance to a weight training gym or community center, with weight facility attached and public transit. Essential features:

• Private room (no shared bedrooms)
• Above-ground or walk-out basement (no fully below-grade units)
• Access to a shared kitchen
• On-site laundry
• Utilities and internet included
• No parking needed
• Roommates can be male or female (no preference)
• Live-out landlord preferred and/or separate entrance I smoke only outside until I get the momentum in the gym again. Kids are in my life but I visit them offsite
