Possible winter opening for another mature female for our coed yuppie household, with 4 other single EARLY RISERs 🌞 (2f/2m, 25-40ish), sharing equally in amenities, $250/m each household expenses, on prepaid 2-month trial term. Total deposit:

• 1st month Rent $950
• 1st month Expenses $250
• 2nd month Rent $950
• 2nd month Expenses $250 = $2400 deposit for a 2 month stay

• $250/m equal levy pooled for shared household includes utilities, furnishings, petty repairs, weekly PRO CLEANING service for kitchen & baths, basic toiletries, plus bulk-buy of pantry spices/condiments, rice, pasta, potatoes, onions, bread, dairy, coffee etc.(i.e. ‘half-board’, ~%40 of typical grocery bill)

• If proving a mutual good match, another 2-month term possible at $850/m rent + expenses, with a full year extension possible after 4 good months.

• Preference for potential as a sociable long-term renting partner; fellow musicians most welcome!

• SFU grad students are a great fit here (but we’re not such a good fit for undergraduates)

• UBC faculty/students are not viable, as long commute is not sustainable for the long-term

• Residential space: your employer must provide you a job-site elsewhere

• All conditions for household routines agreed in writing, with prior unresolved written complaint of Cause required prior to giving written Notice for any early departure due to breach-of-contract

• Instead of ‘damage deposit’, we take a non-refundable advance on final month’s rent (i.e. month-12) to secure length of term, and obligation to a full final month when departing early for Cause

• Home-sharing contract under Common Law (dispute resolution via CRT), differs from a direct ‘lease’ with Landlord (dispute resolution via RTB)
