Private, lockable bedroom in a two bedroom duplex. Currently unfurnished. Close to amenities on Dawson Rd. and one block to 3C bus stop. Shared kitchen, living, and bathroom. All utilities included (within reasonable use) including gigabit Wi-Fi, air conditioning, and free use of laundry. Private mini-fridge available if wanted.

Non-smoking and not cannabis friendly. Ideal tenant should be clean. No parties due to noise restrictions with the shared wall to the other side of the duplex.

Pets welcome if litter/house trained and not noisy; large fenced backyard w/ firepit and shed space available. Uncovered driveway parking. 10-15 minutes to Lakehead by car or bike.

Half-month deposit due on move-in, billing starts in November.

Shared with one roommate being the owner of the house (myself). Work a regular day job and generally in bed before midnight. Quiet, clean, and cooks.
