SEEKING A 3RD ROOMMATE UNIT: In Oct 2023 we rented a 3-bedroom, one office, detached house just north of the Junction on a quiet street with a driveway and a spacious backyard. We are presently looking for a 3rd roommate to share this beautiful house with. PRICE: $1,300 - includes heat, hydro, high speed internet, basic cable TV, Netflix and Prime, water, recycling and garbage pickup. Also included all shared household items such as dish soap, garbage bags, cleaning supplies, toilet paper etc. LOCATION: (Jane and St Clair) Rockcliffe-Smythe. We are in a residential style neighborhood with a quiet ‘suburb’ feel but we are 1 bus ride away from the Junction and Bloor West Village. Loblaws is a 12 min walk away and we are a short walk to the incredible Italian Messina Bakery. THE QUEEN: We have an adorable indoor kitty. Cat lovers only please. Sorry, no additional pets! We tried that before, and it did not work out well. THE SPACE: This is a fully detached 2 story, 2-bathroom home with a driveway, front and back yard. The available rental room on the second floor is 9 feet x 11 feet with a big window and a small closet. It is presently unfurnished. The 4th (smallest) bedroom is presently set up as an office and cozy extra TV/reading room. It has a basic desk facing a big front window, a printer, and a sitting chair with a TV. If you work from home this can be used as your workspace.

The kitchen and dining room are open concept, with a 6-seat dining room table and hutch. The kitchen comes with everything needed.

The living room is large and hosts a lazy boy reclining couch, a queen futon couch, (can lay flat as a bed for occasional overnight guests) and a side reclining chair with TV on the mantle.

BASEMENT: This low ceiling area is being used for my business workplace and storage. Shared space includes a second bathroom with a shower, laundry room with washer/dryer, a full size second fridge and a stand-up freezer. There is some but limited storage. OUTDOOR SPACE: If you have a car you can park in the driveway. We have a large front lawn and a garden area that we will seed and create in spring. A small covered front porch has two side windows and a love seat. The very private backyard is quite big with a detached back storage shed (for bikes, lawnmower) a grass area and an outdoor generous sitting area. We have a BBQ and a full set of outdoor furniture. In spring we want to add a vegetable and flower garden so if you like to garden you are welcome to dig in!

TRANSPORTATION If you do not have a car, we have easy bus service on our street at the end of our driveway. You can sit on our porch and see the bus turn onto our street. All buses take you to the Bloor subway line (High Park, Runnymede or Keele) with stops at Stockyards Village and Junction. RENTAL TERMS:

• We are looking for a 3rd roommate for the unit, you will sign your own yearly lease with the landlord. Joint tenancy – sharing or joining a lease that is signed with the landlord. Lease term would be 1 year.

RELATIONSHIP TO UNIT: • current tenants (2 people – one male, one female)

REQUIRED DOCUMENTS: Some form of ID. Proof of employment. If you are a full or part time student proof that you have savings in your bank account or some form of support. ** We do not care about sex, religion, age or race. We are looking for a great person who will love our house as much as we do, love our kitty and who is relaxed and a great communicator. • First and last month’s rent • House insurance is required by the landlord. You can also be added to our current plan with Square One (the cheapest we could find) to save money.

WHO WE ARE: We are two BFF’s (John and Shelley) who have lived together for over a decade. I run my own business and work at home and off site on weekends. I am out of the country for work 2.5 – 3 months every year. John works full time off site. We are early to bed and early to rise so after 10 pm the house is yours. We are mostly quiet and entertain inside and out a few times a year. We are relaxed, easy-going and are looking for the right person to enjoy and participate in creating a fun and chill home sanctuary environment.
