Available as soon as September 1st. Room on top floor of an attached townhouse in the southgate area. The balcony door leads to a railing only, and I wouldn’t lean on it. Partially furnished, including a table, shelving unit (plus cubes if you want them), although those can be removed if required. The house is an old rent controlled property with quite a few stairs.

Front yard with lawncare included in rent, heat and hydro also included. Air conditioner use requires a fee to landlord per unit each summer, we typically run two, which totaled 100 dollars this year, already paid. Internet is 23.72 separately, 150 gb unlimited with wifi.

We live very near to a grocery store and pharmacy, close to two bus routes, among other amenities.

We’re an early middle-aged queer couple and one well behaved tuxedo cat that won’t tolerate other pets. One of us works full-time (and it isn’t the cat). A tenant has been found for the remaining room, as well. Former roommates are leaving amicably due to changing life circumstances.

No smoking or vaping, no parties. Queer tenants over 26 preferred. Cannabis edible use or drinking in moderation are completely fine.
