Before everything: The price for the room only, nothing included is actually 599$/month. Although it might happen so, there is no obligation or industry rule to offer a room at an “all included” price. So furnishing and charges could be discussed during visit (also read further).
OUR proposition : Instead of a monthly calculation (that can go quite high during winter because of the heating charge -most owners don’t tell you that!), WE offer a flat rate of 100$/month for all the charges (electricity, hot water, heating and wifi) and your room furniture too.
The value of our room is actually higher then the asking price. The quality that you see in our picures and that made you stop to our listing is not specific but to max 20% of rooms on the market. So expecting a “market price” will bring you back to the rooms (and pictures) that you DON’T like, aka the 5-6 hundred $ rooms, that are widely explained down here in Vulgaristation“.
So this is what WE offer: NEW building, clean condos and ROOMS in SouthWest of NDG Montreal, close to Westmount, metro Vendome - 9 minutes walk (not 14 minutes as google maps sais!). And just 2km West from Downtown! No overcrawding, instead of 6-7 people with 1 bathroom - that you might find often in Downtown. WE offer 4 rooms 4 people* with 2 bathrooms. Also 5 appliances: Fridge, stove and dishwasher in Stainless steel in the kistchen, same as frontal washer/dryer in laundry closet - in the condo, not in the basement! Another 5 small appliances - microwave, kettle, coffee machine and toaster and sandwich maker, same as pots, pans, personalised by color plates and silverware for each person. A visit will show you the qualities that our room offer above the competition.
VULGARISATION: This is not the type of room that would go for 500/month (al included… or not).
Rooms easy to understand (Explanation):
What means a 500 $/month all-included*
- Bad area (ex. Montreal Nord, Horcelaga, lower Cote des Neiges etc);
- Far from everything;
- Old building.
- No rules (=mess all over, bad roomates -dirty, disrespectful etc).
*I said “all-included”… but many times at this price charges are not included… If so, the charges are presented as small sums like 15+20+25 etc, but you’ll be slamed with up to 150$/person/month as heating charge during winter. OR It’s actually a shared room. Well, it could be shared or could be also private but… look again above to the “qualities” offered :).
Now, a room of 700$/month* means:
- Good area;
2km form Downtown;
- Rules (that actually protecy you - becaue you’re one and you have 3 roommates - so respectful roomates, clean place etc
- Charges included
- Private room with door and windows
Conclusion : The room at 500+$ is expensive comparing with what it offers. The room at 700$ is a great price comparing with what it offers (actually our room at 700$ was rented at 750$ in the past).
Possible SOLUTIONS: Decide to raise your budget to 700$ We recently started offering a shared room : 2 people will occupy 1 room with 2 beds and pay 499 all included. It is not that bad because you get to keep the other above presented advantages, included one very important: selected, respectful, educated roommates. PS: As I made an effort to explain, pls have to curtesy of ansering what you think about, thank you. Same as you do in real life, you started a discution, just finish it properly.
MENTIONS:
All the prices that you see on room-renting market are for long term. Most don’t accept at all short term (these are not hotes, so 1, 2 or even 6 months are cosnider short (or maybe short/medium) term). We accept it but at a higher price, 50% or more extra.
The 699 is our cheaper room, the others might be slightly more expensive based on bigger surface. All rooms have window(s), door, enough space for bad, wardrobe, desk and chear (and an exercise bike if you want it). Still do not expect big rooms, this happens in old buildings and chooseing big(er) rooms and acceptig old building si not the best exchange you can do.
