Washer/dryer (shared), large refrigerator/freezer, gas stove, small outdoor patio with propane grill. Quiet street, walkable neighbourhood close to Commercial-Broadway Skytrain, Trout Lake, Safeway, bus lines 20 & 99. Street has mixed parking.

Bedroom is fully furnished with bed, shelves, nightstand, clothes rack, large window. Electric heat with own control. Dimensions: 87ft² room + huge 17ft² wall-length closet. One or both closet doors can be removed to open the space more.

Looking for a financially stable and clean tenant. All orientations welcome.

You will be sharing with a mid-40s male working from home as a video/audio producer. Applicants with 2nd shift jobs or daily evening classes preferred due to afternoon/evening working hours at home (quiet needed when recording), but not a dealbreaker as long as background noise is minimal.
