Roommate Sublet – 1 Bedroom Available in a Modern, Friendly Apartment

We’re looking for a responsible and friendly fourth roommate to join our welcoming home in a brand-new apartment building in Northwest Calgary.

Rental Details

Rent: $750/month Utilities: Approximately $60–$80/month (includes heat, AC, electricity, gas, water, Wi-Fi, and shared storage unit) Furnishings: The apartment is fully furnished with a comfortable living room (including gaming consoles) and a well-equipped kitchen (appliances, cookware, and utensils). Bedroom: Unfurnished, allowing you to personalize the space to your liking. Bathroom: Shared with one other roommate who works full-time and is quiet, tidy, and considerate. The bathroom is stocked with essentials such as towels, toilet paper, and a shower curtain, just bring your personal items!

Parking: Available around the building. Extras: We provide and split the cost of basic household necessities (e.g., toilet paper, cleaning supplies, hand soap, laundry detergent).

Photos & Shared Spaces

Any personal items currently shown in the photos will be removed before your move-in. The living room is being reorganized as our current roommates transition out. We also share a bookshelf in the living room that you’re welcome to use for additional storage.

Location Highlights

The apartment is ideally located for both students and working professionals.

The bus stop is directly outside the building, with a 2-minute ride to the nearest CTrain station.

The University of Calgary is only a 5-minute bus ride away (or walkable in warmer months).

Nearby amenities include Walmart, Winners, Best Buy, restaurants, salons, and other growing retail and service options!

The building features an on-site gym and workspace for tenant use at no extra cost.

Lease Information

We are seeking someone for a short-term stay (3–4 months), with preference given to a 4-month commitment.

Rent: $750 due on the last day of each month, paid directly to me for simplicity.

Utilities: Shared costs will be communicated at least three weeks in advance.

Deposit: $100 required to secure the space. It can be applied to your first month’s rent (reducing it to $680) or refunded at the end of your stay if the room is left in good condition.

A simple roommate agreement will be signed alongside the lease to ensure clear communication and mutual respect regarding shared chores, quiet hours, and household expectations.

Pet Information

We share the apartment with a friendly, senior cat who enjoys lounging around and greeting guests. He’s calm, affectionate, and non-aggressive, though occasionally hopes for treats. Unfortunately, we are unable to accept new pets into the property.

About Us

We are three roommates — a couple (both 21) and one other full-time student. I’m a social work student at the University of Calgary, and my partner studies software development at SAIT. We’re originally from a small town and enjoy exploring the city, trying new restaurants, and spending time with friends.

We value a quiet, respectful, and easygoing home environment. Light drinking and smoking are fine, but we prefer no large gatherings and no smoking indoors. You must adhere to property rules regarding smoking (outside and 5m away from all entrances). Everyone contributes to keeping shared areas tidy and comfortable.

Inclusivity

We are an LGBTQ+ friendly household and welcome someone who is respectful, tidy, and considerate of others’ space and schedules. Quiet hours are observed between 11:00 p.m. and 6:00 a.m., as most of us are students.

Future Opportunities

The current lease runs until March 2026. My partner and I plan to move back to B.C. afterward, but the building management is excellent, and there will be an opportunity to renew the lease. If you’re interested in extending your stay beyond our term, you would need to complete a new tenant screening and arrange for new roommates on your own. This includes paying a new damage deposit.
