Seeking a female roommate to share a spacious apartment in a convenient downtown location. Most utilities included (all except electricity). Room can be simply furnished upon request (bed, dresser, desk, chair), or left unfurnished to accomodate your own belongings. No security deposit required.

The building is centrally located, just steps from city hotspots like 17th Ave, 4th Street SW, and countless shops, restaurants, and bars. The nearest grocery store is just a five minute walk away. Transit accessible - 15 minute walk to LRT station and just a couple blocks from several major bus routes (some of which will take you right to the train line).

The apartment features a spacious living room and kitchen with a bright south-facing balcony, and plenty of in-suite storage. Living room is furnished, the kitchen is fully stocked with all essential large and small appliances (including a new dishwasher!), and bathroom has a large counter with cabinets - plenty of space for necessities. Common area is very large, with plenty of room for a new roommate to set up a hobby nook or gaming station.

Private bedroom is currently unfurnished, with a south facing window and a sizable closet.

Building has overnight security and is only accessible by key fob. Despite the central downtown location, the immediate area is surprisingly quiet and safe, with a lovely park and garden directly across the street.

Building has a number of great amenities, including:

-Indoor basketball/racquetball court.

Laundry is on-site and paid (card-operated) but I do have a small portable washing machine that you are welcome to use at no cost.

Heat, water, and AC are included in rent. Internet and electric are separate, and will be split between tenants. I am open to negotiating a split other than 50/50, or a flat monthly rate for the right person.

Parking not included with listed price, but stalls are available on the property for $100 (outdoor) or $125 (indoor, heated) per month. There is plenty of street parking available in the area for guests. Street parking is free after 6pm on weekdays and all day on weekends.

Unit is pet friendly, with limitations. I have one very friendly cat and am open to applicants who have cats of their own. No dogs.

Open to a short term or long term arrangement.

I am a 32 year old woman, employed fulltime in the healthcare field. I have very standard work hours, typically 9am-6pm, Monday-Friday, and I spend most evenings at home. I consider myself fairly laidback, and I’d like a housemate I can be friendly with. I’ve lived in the area for several years, so I’d be happy to show you around. I enjoy art and science fiction, and my hobbies include reading, video games, crochet, and light gardening. Non-smoker, I do drink alcohol.

Looking to share with a working professional or student, female preferred, who is respectful, reasonably tidy, and responsible. I am okay with visitors and overnight guests, as long as advance notice is provided, and would prefer a roommate with the same standards. I am open to a short term or long term arrangement.

Previous landlord reference and proof of income required. I would like to meet in person at least once before committing to living together, and am happy to offer tours of the space on evenings or weekends.
