About me I’m Derek — a Canadian citizen and a full-time Business Analyst working from home. I’m quiet, respectful, and straightforward to deal with. I keep shared areas clean, pay rent on time, and I’m looking for a stable, drama-free living setup for the next year.

Move-in + lease Move-in: anytime Feb 23–28 (with prorated days) or March 1 Lease term: 1 year I can provide pay stubs, and I have credit ~716 with 3.5 years at my current job.

What I’m looking for (please read—this will save us both time) Location (North York only)

Daily convenience Within 15 minutes walking to either: GoodLife Fitness (must be GoodLife), or Groceries

For whichever one is not walkable, it must be reachable by public transit in ≤20 minutes with NO transfer (direct route only).

Non-negotiables (must-haves)

Private bathroom required (ensuite or a dedicated private bathroom is fine; not shared).

Proper kitchen with a real stove/oven (not just a hot plate / plug-in burner).

If it’s a basement, it must have a separate entrance.

Roommates / shared housing (strict limit) I strongly prefer living alone, but I’ll consider shared housing only if: Total occupants ≤ 3 including me (so you + at most one other, or two others max).

If your place has more than 2 other people, please do not message me. I’m not interested in crowded “many rooms / many tenants” houses.
