Hi there,

I am interested in the room you have for rent, from 1st or 2nd of January 2026 on. I am on the quiet side, respectful and responsible, friendly, I don’t smoke, and don’t have pets, but like animals. I have financial stability through Income Asistance, as in between jobs. Planning to work for home or combined, and will need a quiet space. Otherwise PE tracher by profession. So apart from work, interested mostly spending time outdoors, when I will have time and place- again. I dont cook any strong-smelling dishes, and like to live in a clean and tidy place, and having no problem contributing my time to that. Currently to stay max to 1 year, and need a room just for one person. Do you accept IA direct payment: OVERVIEW: When I first set up for income assistance and choose direct payment to the landlord-agency, there is an initial period (6–8 weeks) while the direct deposit application is processed. During this waiting period, the first payment is typically handled as follows:

  1. Payment Method During Setup • Mailed Cheque (Default): The most common practice is that the Ministry will mail a paper cheque directly to the landlord’s address provided on the Intent to Rent form. • Picked-up Cheque (Emergency Only): If there is an urgent need or a mail disruption (e.g., a postal strike), the landlord can sometimes pick up the cheque in person at a local Ministry of Social Development office.
  2. Can it be paid to the Tenant for an E-Transfer? • Tenant Discretion: You can request that the shelter portion be paid directly to you instead of the landlord. If you receive the funds yourself, you are responsible for paying the landlord via your own preferred method, such as an Interac e-Transfer. • Mandatory Direct Payment: In some cases, the Ministry may mandate that rent be paid directly to the landlord (e.g., if there is a history of missed rent). If direct payment is mandated, the Ministry will not pay you the shelter portion to e-transfer.
  3. Summary of Steps for the First Month
  4. Submit Intent to Rent: Ensure the landlord has signed this form and clearly indicated their mailing address.
  5. Apply for Direct Deposit: Submit the Direct Deposit Application (FIN 312) immediately.
  6. Confirm Payee: Contact the Ministry at 1-866-866-0800 to confirm if the first cheque is being mailed to the landlord or issued to you for the first month.
  7. Important: If the landlord requires an e-transfer for the very first payment and cannot wait for a mailed cheque, you may need to have the funds issued to your own account first and then send the e-transfer yourself, provided the Ministry allows you to manage the shelter portion directly.
