Located less than a 5 minute walk from the Fairway Station transit hub and Fairview Park Mall, this location scores an amazing 96% walk score -this means almost everything you could need (doctor, shops, restaurants, transit, gyms, cafes, etc) are all within a 15 minute walk of this home. The transit hub has very fast busses and trams leading directly to Conestoga College, Wilfred Laurier University, and University of Waterloo.Turnkey rental means EVERYTHING (except for your food!) is included in your rent costs, please see complete list linked below, but you will not need to buy any household necessities for your length of stay here; these items add up to HUNDREDS of dollars worth of savings over a semester (thousands if you bought the quality of items you’ll be using here), so please take that into consideration when considering the price. The renter of this room is the “house master” but will share a bath and kitchen with one other tenant who rarely leaves his room outside the hours of midnight to 4am (he sleeps and works during the day), and is an exceptionally kind and quiet housemate. You will have one half-bathroom (not pictured) to store your toiletries and use exclusively, but there is only one shower/bath (in the master bath, pictured) which is shared. You have EXCLUSIVE 24/7 access to the living room with Sony smart TV, video games, board games, art supplies, stationary etc that you can see in the pictures, as well as use of a high-end (Shwinn) mountain bike, garage with workshop, and backyard patio (the other tenant stays out of these spaces). All cabinets in the kitchen and bathrooms are stocked with all supplies and housewares you could need, and your room has luxury bamboo/cotton sheets on brand new high-end mattresses, as well as stationary, extra towels, blankets and pillows, and even comfy slippers for you to use :) I have spent many years building this house up with beautiful and high quality items, the things i am talking about being included are not cheap amazon things! For this reason the list of items linked below has a cost associated with each item. We will do a walkthrough together before you move in and before you move out where we compare the items and make sure they are still in working order. By signing off on that list you will be accepting the responsibility of replacing or repairing anything missing or damaged during your rental term. THIS IS AN ANIMAL FREE HOUSE. IF ANY HINT OF AN ANIMAL IS SEEN DURING QUARTERLY INSPECTION OR IS REPORTED TO ME BY A NEIGHBOUR OR THE OTHER TENANT YOU WILL BE OBLIGATED TO PAY A $1000 CLEANING FEE TO COMPLETELY REMOVE ALL SMELL AND DANDER FROM THE HOUSE AND VENTS. This may seem extreme, but I have had to pay MULTIPLE thousands out of pocket myself to fix pet damage from cat and dog urine. None the less, even with flooring and walls ripped out to remove this damage, if you bring a pet into this house IT WILL smell the previous animals and WILL think its ok to eliminate indoors. THIS IS 100% NON-NEGOTIABLE
