This three-story townhouse is brand new, in the new development of Shawnee Park! It’s a 10-minute walk to hiking/biking trails in Fish Creek Park, as well as the Fish Creek LRT Station.

You’ll get access to a private room (approx. 9x9 feet, excluding the closet), a full bathroom shared with one other tenant, as well as all common areas (a spacious kitchen, living/dining room, a half-bathroom, a balcony, a 2-car garage, and laundry). All bedrooms and laundry are on the third floor (I will be occupying the master), all common areas are on the second floor, and the first floor contains the garage (and mech room). The bedrooms and living/dining rooms are unfurnished. Depending on the other housemates’ preferences, I will furnish the entire house myself (which would increase the rent) or we will furnish the place together! The $950/month rent currently includes Wi-Fi but not other utilities (heat, water, gas). The condo fees take care of shoveling snow and maintaining the lawn, which cuts down on our household chores. One non-negotiable requirement is that you CANNOT have large pets. I have a cat who does not get along with other animals (cats, dogs, etc.), so at no point can they present in the home. Relatedly, you must also be comfortable living with a cat.

I am a 27-year-old woman, and this townhouse is my first property! Me and Biscuit (my cat) are excited to meet you. I am a writer who works from home, and a mix of introverted/extroverted. Friends and gatherings are welcome in the house, but no parties will be allowed, and there can be no partners who aren’t on the lease staying with you more than 40% of the time. I don’t smoke/vape and tenants must not either. I don’t drink alcohol, but don’t mind if you do.

There are two extra bedrooms, so I am looking for two other single women in their 20s (or 30s or 40s). I will also consider a couple (with no kids)/one person looking to rent both of the other bedrooms (at $1900/month). All tenants will be required to have their own tenants’ insurance.

All interested tenants will be asked to fill out a questionnaire so I can learn more about you and assess whether we’d be compatible as housemates!
