Please excuse the messy photos - my roommate is in the process of moving so it’s a bit chaotic. Good space though.

This is a full house with back yard and finished basement. I’m currently on a long-term lease for this property and am looking for an occupant to rent the second bedroom with downstairs office/room and shared den/kitchen/laundry. The rooms are a great size, you’ll have your own bathroom - including shower - and we have a huge backyard with patio, fire pit, shed storage for winter tires etc, and there’s direct access to Egerts Park. There’s also lots of space in the finished basement for you to set up gaming rigs, study spots or movie zones.

I manage all of the bills, landlord needs, etc. already, so you don’t have to worry about that piece. I can give you as much notice as they give me if they need to swing by for repairs or something.

The bedroom can be furnished or unfurnished, and the kitchen has all the dishware you need - I just expect that you clean them after eating or provide your own dishes instead, if you prefer to wait.

No pets or smokers as per the landlord requirements. You also can’t vape indoors, no exceptions, as I have asthma and I won’t be able to breathe. :(

If you are a student: a reference is required, but you don’t need to have a solid credit score or even show me your report. I remember being a student, so please just make sure you pay on time.

Groceries are a 5 minute walk away. Transit to: UofC 30 min x1 bus MRU 50 min x1 bus Ambrose x1 bus to train, 1.25 hrs Downtown: 30 min x1 bus

I’m a 35 year old female who has lived, studied and worked in Calgary for the last 20 years. I have a master’s degree and currently work outside my field in immigration support, running programs for newcomer youth and their families - typically sports related ones that have a higher cost barrier to entry. :) I like to read, craft, play video games, and do fun things outside.
