This is a beautifully renovated basement suite with its own private entrance off the side of the (detached) house. Fully furnished with some nice upgrades (everything in the pictures are included) including the 75” 4K TV in the Living Room. All of the renovations, materials and furnishings are well built and of good quality.

All utilities (water, hydro, gas, internet/wifi) are included. Internet is on a Bell Fibre 3gps line.

This is also a smart home. Physical switches are there to control lights, locks, and scenes, though everything can also be controlled through your phone.

The washroom is brand new and built with a large rain shower. The kitchenette includes a sink, fridge, microwave, range/fan, an induction cooktop, and a mini oven that also doubles as an air fryer. I personally never use a full oven myself, but if you REALLY need one, I don’t mind if you use the one upstairs.

While the space you’ll have is completely private, you need to be aware that this is still a small house and we both need to be respectful of one another (noise/space). Some areas (such as laundry and storage) are shared. If you’re not comfortable living with someone in the same house, then this place is ultimately not for you.

This is a basement suite, so it doesn’t get a lot of natural light, and expect the ceiling height to be on the lower side. I’m 5’11, and I’ve lived comfortably in the space; folks who are taller be warned.

The home’s location is ideal (Royal York / Lake Shore W). It’s a 3 minute walk to the lake, next to the Mimico GO station, plenty of TTC lines nearby, and lots to do/eat in the area. If you have a car, parking is available on the street (driveway use is NOT okay given it’s a single driveway).

About me; i’m a 31 year old male, live solo, and usually a “keep to myself” kind of person. I work in tech and travel often. Bonus points if you also work in tech and ever wanna nerd out with me.

This is a good place for someone who’s responsible, tidy, looking for a calm, well-maintained space rather than a party house. Best suited for one person who works full-time, keeps regular hours, and appreciates mutual respect in a shared home environment. Not a fit for couples or heavy entertainers.
