THE price for the room only, nothing included would be 599$ - if you want to compare with other “nothing included” rooms. Furnishing and charges to be discussed during visit…. Our proposition : Instead of a monthly calculations that can go quite high during winter because of the heating charge (most owners don’t tell you that!), it’ll be a flat rate of 100$/month . It includes all the 4 charges (your room furniture is also included in the flat rate).

The value of this room is actually higher (Read Vulgarization“ down here). NEW building, clean condos and ROOMS in South West of NDG, close to Westmount, metro Vendome - (9 minutes walk - not 14 minutes as google maps says!). And just 2km West from Downtown! Not being Downtown - but close- means no overcrowding (beside other advantages). Instead of 6-7 people with 1 bathroom we offer 4 rooms [4 people*] with 2 bathrooms. Also 5 appliances:

• 3 Stainless steel kitchen appliances and
• frontal washer/dryer, in the unit, not in the basement. Fully furnished and equipped kitchen: another 4-5 small appliances, same as pots, pans, personalised plates and silverware for each roommate. Instead of questioning forth and back, a visit will show you the qualities that our room and condo offer above the competition.

VULGARISATION: The rooms we offer are not the type of room that would rent all included for 600$/month or less.

Rooms easy to understand: There are two types of rooms.

A) Rooms less than 600$/month all-included* means:

• Bad area (ex. Montreal Nord, Hochelaga, Lower Cote des Neiges etc);
• Far from everything;
• Old building.
• No rules (= mess all over, disrespectful / bullying /dirty roommates).
• They said “all-included”… but very probably at this price charges are NOT included. If so, the charges are presented as small sums like 15$ + 20$ + 25$ or so, but you’ll be slammed with up to 150$/person/month as heating charge during winter. OR… It’s a shared room (and even if it’s private… look again above).

B) Rooms at 700$/month or more means:

• Good area;
• 2km from Downtown;
• Rules (that actually protect you - because you’re one and you have 3 roommates - so respectful roommates, clean place etc
• Charges included
• Private room with door and windows

CONCLUSION : The room at 600$ or less is expensive comparing with what it offer. The room at 700$ or more is a great price comparing with what it offer.

Possible SOLUTIONS:

1. Decide to raise your budget
2. We recently started offering a shared room : 2 people will occupy 1 room with 2 beds and pay 499$ all included. It is good because you get to keep the other advantages.

OUR BIGGEST ROOM: About our biggest room has a terrazzo only for itself. It’s not a balcony, a terrazzo is at least twice bigger… and it’s only for you! Price: 849$. There are 4 rooms in a NEW condo / building, in South West of NDG, close to Westmount, metro Vendome - 9 minutes walk (not 14 minutes as google maps says!). The rooms have slightly different sizes so they have a 50$ increment. The less expensive room is now 699$ with quality furniture and all 4 charges - heating, hot water, electricity and WiFi. ROOM RENTING IS LONG TERM: The prices presented are for long term, min 6 months as ALL THE ROOM-RENTING BUSINESS works. No, they’re not hotels, and a couple of months is short term for this type of renting. Others don’t do it at all but… We accept short/medium term… but at the correct price for short/medium term, which is , with a minimum of one month

We look and offer quality, selected, clean, respectful, ACTAULALY… THE ONLY TYPE THAT SHOULD BE IN A SHARED HABITATION. You think that all ARE so… but the difference between “SHOULD BE” and “ARE” is huge: 90% of shared habitation have the wrong type of persons. The key is the 7th word in this paragraph: “selected”. We do an application and selection process, so the people that you’ll live in will be same like you.
