This is a General Explanation“ “Rooms easy to understand”
(After that, down here I present my rooms):
The room of 500 $/month:
- Bad area (ex. Montreal Nord, Horcelaga etc);
- Far from everything;
- Old building.
- No rules (=mess all over, shi tty roomates -dirty, disrespectful etc).
- Very probably at this price charges are not included. In such situation, the charges are presented as small sums ike 15_20+25 etc, but you’ll be slammed with up to 150/person/month heating charge during winter.
OR
- Very probably at this price it’s a shared room (could be shared or could be also private but… look again at the other features above!).
The room of 700$/month (and exemplified with my room):
- Good area;
- 2km from Downtown;
- New Building;
- Rules (that actually protect you - because you’re one and you have 3 roommates. So through this rules you get respectful roomates, empathinc behavior and clean place etc
- Charges included
- Private room with door and windows
Conclusion :
The room at 500$ is expensive comparing with what it offer.
The room at 700$ is a great price comparing with what it offer.
(Actually my room at 700$ was rented at 750$ in the past).
Possible SOLUTIONS:
- Decide to raise your budget to 700$ or more. We offer quality rooms in new building 2km west of Downtown Montreal. Private rooms from 700 to 900 all-in. (or 600 to 800 unfurnished and no charges - for a fair price comparison).
- I recently started offering a shared room : 2 people will occupy 1 room with 2 beds and pay 499 all included each. It is still a great opportunity because you get to keep the above qualities, and with respectful people it’s “doable”.
We also offer a “half-room”, that’s a shared room with 2 beds, 499/person all-in. Generally the groups are mixed but in the same room it’ll be either 2 females or 2 men.
Although I am not a fan of that but that was in order to SAVE you from the bad areas where you “budget room” is most of the time found“. Goggle “Montreal bad areas”, compare with your “dream-room” location and… you’ll understand.

Generally the prices you see are for long term contracts. Short term ? Many don’t offer at all, who offer expect higher price. 1 month in the summer? expect 1000+/month for an AVERAGE location/conditions
